Just before Westhill roundabout, bear left towards Tarland on the B9119. Follow the road through Echt and, approximately 4 miles beyond Echt, turn right where it is signposted to Comers. After about 400 yards, bear left towards Tillybirloch and Comers. Go down a hill into Comers, then up a steep hill and down the other side. At the very bottom, just before the road starts going uphill again, turn right onto a farm track. Mains of Kebbaty is the second house on the left hand side, about half a mile up this tree lined lane. Location Mains of Kebbaty is located in the picturesque Kebbaty area of Gordon District, near Midmar. The house is within easy commuting distance of Aberdeen, the Oil Capital of Europe, which is only 19 miles to the east. Westhill, the developing centre for the oil industry, is only 20 minutes away. Alford, Banchory and Inverurie (11, 14 and 15 miles) have a good selection of shops and secondary schools, and a range of sporting activities for both adults and children. Midmar (2 miles) and Echt (6 miles) have primary schools and there is a convenience store with post office at Echt.
4 For the sportsman and outdoor enthusiast, Aberdeenshire could not offer a more varied choice. The Rivers Dee and Don offer renowned salmon and trout fishing; both red and roe deer stalking and high and low ground shooting can be obtained in the locality. There is skiing at the Lecht (44 miles) and Glenshee (51 miles) and there are numerous golf courses in the area, the nearest being at Torphins. Aberdeen provides all the ancillary leisure, recreational, shopping, entertainment and cultural facilities expected of the oil capital. Its status as the oil capital provides the city with an airport situated to the north of the city which has an extensive range of domestic and international flights. Aberdeen benefits from direct flights to London, Gatwick, Heathrow and London City and to Amsterdam Schiphol for onward international connections. There are also regular inter-city services from the city s railway station, including a sleeper service to London. Aberdeen provides a wide choice of educational facilities with a number of private schools, including The Albyn School, Robert Gordon s College, St Margaret s School for Girls and the International School of Aberdeen, The city also boasts two universities, the University of Aberdeen, founded in 1495, and Robert Gordon University, as well as several colleges of further education. History Kebbaty was one of the ancient lairdships of Aberdeenshire. Within the walls of the ruined Old Midmar Church nearby are burial enclosures for the lairdships of Midmar, Corsindae and Kebbaty. In 1698 George Forbes of Kebbaty was one of many lairds mentioned in parliament in Edinburgh in respect of licences to trade with Africa and the Indies. He was a son of Alexander Forbes who bought Midmar Castle in 1640 from Alexander Gordon. The Davidson family were also associated with Kebbaty. The farmhouse was built in the late 18th century as the principal farmhouse for the estate. The steading probably dates from the same period. Kebbaty House, the laird s residence, lies just to the east. Both the house and the steading are Category C listed. Description Mains of Kebbaty is a delightful and rare property and is constructed of granite under a slate roof, with later additions. It retains a wealth of period features and comes with an attached steading built around a courtyard with a potager garden. Many of the rooms are dual aspect with views across open farmland to the Hill of Fare to the south, with the Mither Tap and Bennachie range to the north, and Corrennie Moor to the west. The interior is expansive and full of character, with enough space to provide privacy for every occupant. It is on two storeys plus attic rooms. The house has been cleverly sympathetically extended to incorporate part of the steading. This area currently serves as a library, utility room, cloakroom and study. The remainder of the steading provides useful additional storage space, garaging, a workshop, woodshed, hen house and stabling but there is definite scope for further conversion to create more rooms, a holiday home or perhaps a separate house, subject to planning approval. A number of features are worthy of particular note. There is a drinks room or butler s pantry adjoining the main drawing room, ideal for wine or party preparation. The master bedroom, dressing room and en suite bathroom are on two levels, and the dressing room can be reached via an outside staircase, a relic of the days when it would have been the bedroom for a farm worker. The en suite bathroom is dramatic in its proportions with a central bath, gabled roof and skylights for stargazing. The house is 700 metres off the minor public road and is approached by a private, tree lined drive that allows for access both from the east and west and leads to a gravelled turning area to the west of the house with access to front and back doors. The grounds around the house are sheltered by mature trees and there is a great sense of quietness, peace and privacy. Accommodation The original front door of the house opens directly into the drawing room, a large, dual aspect room which has been enlarged by incorporating part of the hall. It has a south facing bay window and a picture window on the staircase with distant, northerly views of the famous Bennachie. A large fireplace houses a Severn woodburning stove. There is an under stair cupboard and a drinks room with a single drainer sink and wine store; the water treatment equipment is housed here. Opening off the drawing room is a sitting room with an open fireplace with timber mantelpiece. It has a south-facing bay window and a window to the garden to the north. Three steps lead up from the drawing room to the dining room which has a south facing window and built-in storage incorporating display shelving. A connecting door leads through into the kitchen. This is a bright room with windows on three aspects. It has fitted wall and base units on two walls, incorporating a large Belfast sink, a four-oven cream Aga, two built-in Neff electric ovens, a ceramic hob and plumbing for a dishwasher. There is ample space for a dining table and chairs. Off the kitchen is a walk-in larder with space for a large fridge/freezer. A door leads to a back hall with a door to the garden and steps up to the accommodation within the original steading. The everyday entrance to the house is through this hall. Off it are a study with a window overlooking the garden and a door into the steading workroom and store. Next to it is a cloakroom with wc and wash hand basin with a cupboard below. The utility room houses the Worcester Danesmoor 26/32 oil-fired central heating boiler and is plumbed for a washing machine and condenser tumble dryer. Beyond the utility room is a library with extensive fitted bookshelves and an alcove with a cupboard beneath. On the first floor are the master bedroom suite, a second double bedroom and a bathroom. The master bedroom is dual aspect and has a large walk-in closet and a shelved recess. Steps lead up to a dressing room with built in wardrobes and cupboards and access to an en suite bathroom with a centrally positioned bath, a separate Mira shower cubicle, wash hand basin and wc. In one corner is an airing cupboard housing two hot water tanks fitted with immersion heaters. The second bedroom is also dual aspect and has built-in wardrobes with shelved and hanging space, one of which discreetly houses a wash hand basin and vanity unit. It is served by a bathroom with wash hand basin, wc and bath with Mira shower over. On the second floor there are two further double bedrooms, both with coombed ceilings with exposed beams and south facing dormer windows. Also on this level is a wet room with wash hand basin, wc, shower and heated towel rail. It has spectacular views of Bennachie to the north. There is also a useful boxroom.
5 Steading The large traditional steading buildings are attached to the north-west corner of the house, forming a courtyard with 17 photo voltaic solar panels on the south-facing roof of the barn on the north elevation. There is an attractive arched entrance to the courtyard and the former cart ports now access garaging. The unconverted accommodation currently provides garaging, wood storage, a hen house with a door to a fenced run, barns and a workshop. On the north east corner, outwith the courtyard, is a garden store, with doors to the garden and to the north barn which houses the controls for the solar panels. There is a bunded 2,500 litre oil tank in the corn yard by the south-west corner of the steading, out of sight but with easy access from the driveway. Gardens The front garden is enclosed by beech hedges and has a gravelled patio, herbaceous borders with a gate in the stone wall to the main garden to the east. To the west is the old corn yard, now in grass. The main garden is partly enclosed by a beech hedge and stone walls. A large lawn is surrounded by mature trees and shrubs, with herbaceous borders on the southern wall and an avenue of cherry trees to the north. There is a wide range of other trees including silver birches, hollies, beeches, rowans and apples. The steading courtyard has been converted into a formal potager garden with flowers and vegetables. Climbing and rambling roses decorate the walls, with lavender beds, espaliered fruit trees and currant bushes. Vegetables are grown in the four outer beds. In the summer it is a haunt of swallows which nest in the steading buildings. Services Private water and drainage, mains electricity, telephone and wi-fi. Oilfired central heating. There are smoke alarms and a security system. The 17 PV solar panels, which were installed in February 2012, have a generating capacity of 3.99 kwh. When electricity is being generated, it feeds any electrical machines being used in the house at the time (reducing the electricity bill), and any excess is exported to the national grid. Recently, for each kwh generated there was a Generation Payment of 48.07p and, on top of that, for half the kwhs generated, an Export Payment of 3.39p. The kwhs generated over the last three years have averaged 2,933 pa, but this does depend on the amount of light. Fixtures and fittings Some of the curtains and white goods may be available for sale by separate negotiation. Local Authority Aberdeenshire Council Tax Band G. Listing Mains of Kebbaty house and steading are both listed Category C by Historic Scotland.
