3 SITUATION Eden View enjoys a peaceful position with superb views within Monksholm, a small development of houses to the north of Strathkinness. Only a short distance from St Andrews, Eden View benefits from being on the local St Andrews bus route (42B) also serving Strathkinness, Leuchars Railway Station and Dundee. The village of Strathkinness is less than a mile from the house. This has a highly regarded primary school and there are a number of other local facilities including a village hall and a pub. St Andrews is renowned worldwide as the Home of Golf and The Old Course is a regular host to the Open Championship. The town is also well known for Scotland s first university founded in For over six centuries it has established a reputation as one of Europe s leading and most distinctive centres for teaching and research. The town provides good state schooling at Madras College (secondary) and private schooling at St Leonards, and The High School of Dundee is also within easy reach. Access by rail, road and air is good. Leuchars railway station (2.5 miles) is on the main Aberdeen to London line and provides a fast link to Dundee and Edinburgh. Edinburgh Airport, with its increasingly wide range of domestic and international flights, is only 46 miles away and Dundee Airport (13 miles) has regular services to London Stansted. DESCRIPTION Eden View is a detached, modern house built in a traditional style. It is located in a group of four houses surrounded by open farmland. It is set back from the main road and accessed via a shared driveway leading to its entrance. The main entrance to the house opens out to wonderful views over the Eden Estuary.

4 A good sized vestibule leads into the reception hall in the centre of the house with ground floor rooms leading off it and stairs rising to the first floor accommodation. On the ground floor the sitting room is a spacious room perfect for both family and entertaining. Connected to this by fully glazed doors, the sun room is ideally positioned for year round sunshine and provides a secondary entrance to the house. A further room is currently used as a family room, but could be equally as useful as an office or fifth bedroom, especially as there is an adjacent shower room. The kitchen is roomy with a central area ideal for a dining table or island unit. It is well equipped with integrated units including dishwasher, two fridges, freezer and a range cooker with six burner hob and extractor fan above. The utility room is conveniently positioned off the kitchen and also has fitted cupboards, a sink and space for washing machine and tumble dryer. The dining room is connected to the kitchen by an archway. This provides superb open plan options whether as a seating area, study or formal dining room. It has an outside door which opens onto the terrace. On the first floor there is a master bedroom with en suite shower room and fitted wardrobes, and three further good sized bedrooms, two with built-in wardrobes and all with lovely views. There is also a family bathroom and linen cupboard. Outside, the terrace wraps around the house and is set above an expanse of garden where the stunning views towards the St Andrews golf courses and the Eden Estuary can be enjoyed. Beneath the terrace is a basement store which houses the boiler. There is a private gravel parking area adjacent to the house and west garden. The detached garage and garden shed have electricity and water. DIRECTIONS After leaving Guardbridge heading towards St Andrews, take the right hand turning from the A91 signposted to Strathkinness and Craigtoun. After about 1 mile the turning to Monksholm is on the left hand side. Alternatively from Strathkinness, follow Main Street towards Kincaple. After about 1 mile the turning to Monksholm is on the right hand side. Follow the drive and turn right up the gravel road and Eden View is the first entrance on the left.
