4 SITUATION Charlottetown is a small hamlet situated in the heart of Fife with excellent road and rail links making the house exceptionally well placed for commuting to Edinburgh, Dundee, Perth and the larger Fife towns. The house also sits beside extensive forests and farmland, providing plenty of walking and nature-watching opportunities. The nearby market town of Cupar (8.5 miles) is a vibrant community with good local services and amenities including supermarkets, independent retailers, professional services, restaurants and sports facilities including a leisure centre which has a swimming pool. There is a particularly good parkland golf course at Ladybank which is one of the select few used for qualifying for The Open Championship. There are also popular cricket clubs in Freuchie and Cupar, and The Howe of Fife Rugby Club caters for adults, juniors and minis alike. Local primary schooling is available at Ladybank which feeds Bell Baxter High School in Cupar. Woodside House is also well placed for a choice of private schooling. The High School of Dundee, St Leonard s in St Andrews and Kilgraston and Strathallan just south of Perth, are all less than 20 miles away. The train station at Ladybank (1.7 miles) has regular direct services into Dundee, Perth and Edinburgh and Edinburgh Gateway, the new railway station which links directly with the tram to provide a swift link to Edinburgh Airport. St Andrews lies 16 miles to the east. It is well known for its university and also world renowned as the home of golf, being the seat of the Royal and Ancient Golf Club and the Old Course, arguably the most famous golf course in the world. The city of Dundee which will

5 see the Scottish base of the V&A Museum open in the autumn of 2018, also has two highly regarded universities: The University of Dundee and Abertay University. HISTORICAL NOTE The year 1843 saw the great Scottish Church Disruption which resulted in the Collessie Free Church being built at Charlton, now Charlottetown. Woodside House was built as the manse at that time. The arrival of the railway at nearby Ladybank saw a substantial increase in population and consequently in 1876 it was decided to demolish and rebuild the church there. All that remains of it today is the gable and wall that form part of the southern boundary of the paddock belonging to Woodside House. DESCRIPTION Woodside House is a detached, category C listed house which retains many original features including working shutters, plaster cornice work, wooden spindles on the stair banister and sash and case windows. The house lies in a pretty garden with a useful paddock which in all extends to about 1.16 acres. The front of the house faces west overlooking open farmland and woodland. The front door opens into a vestibule which leads to the reception hall where steps sweep up to the first floor. On one side of the hall is the dining room. This is an elegant room with lovely natural light from the large window and an open fireplace beneath an Art Deco mantelpiece. On the opposite side of the hall the sitting room has two large windows over looking the garden. A wood burning stove has been inset in the fireplace beneath the fine timber mantelpiece. The kitchen is a classic country kitchen with a central space for a kitchen table. A window with window seat has an outlook to the garden. The four oven Aga provides hot water as well as cooking. The fitted cupboards were built by The Newcastle Furniture Company which specialises in high quality painted timber units. The worktops are of contrasting granite and maple. The style of kitchen suits the house well and provides ample storage supplemented by the pantry which is located off the back hall. There is a traditional Belfast sink. Integrated appliances include dishwasher and fridge freezer and there is a microwave shelf created in the space for the old bread oven. The back hall has a garden entrance to the house. Beside this is a cloakroom with WC and storage and adjacent to this is a large utility room with the boiler and space for a chest freezer and washing machine. This is a very practical room which also houses the oil fired boiler. It has a flagstone floor and twin traditional Belfast porcelain sinks. The first floor has a lovely open galleried landing which allows light to pour into the hall below. Each of the four main bedrooms is a good size with plenty of space for a double bed. One is currently used as a study. A fifth room has a link door to the master bedroom and could be used as a hobby room, dressing room or a nursery bedroom. The master bedroom also has a walk in wardrobe. There are two good linen and store cupboards and two bathrooms both with WC and washbasin. The smaller bathroom has an electric shower over the bath and the principal family bathroom has a long bath and a separate shower enclosure with electric shower.

7 Outside The garden is a particularly colourful and peaceful space that is a haven for wildlife. It has mature trees, an orchard, herbaceous borders and kitchen garden contained within grounds bounded by a stone wall. There is easy access to the paddock for horse or stock trailers. The former stables and coach house currently provide garaging and workshop accommodation.
