4 Situation Hele House is within the Exmoor National Park, on the east side of Dulverton, very accessible to the Exe Valley Road, the A396 from Exeter to Minehead. The centre of the attractive market town is about ½ mile away and the house is surrounded by open countryside and protected by the privately owned Hollam and Pixton Estates. Dulverton has an attractive market square with good specialist shops, restaurants, banks, a doctor s surgery and churches. The area, however, is best known for its community and the walking, riding and sporting facilities. Exmoor is easily accessible and communications are good with the M5 motorway and Tiverton Parkway railway station at Junction 27 of the M5. Both Exeter and Bristol airports are within convenient distances. Description Hele House was built in the 1920 s, finished with painted rendering under a tiled roof, and has been refurbished and maintained to a very high standard. The accommodation is well laid out and ideal for family life, or formal entertaining. The cottage is perfect for staff or letting and the house is centrally located, in its garden, and private. The main rooms have French windows opening onto the terrace or garden and all the rooms are light and airy. It is a wonderful house in summer and winter. 7 Garden There is a private garden to the rear of the cottage. Garages Two pairs of garages, one pair attached to the Cottage with concrete floors and up and over doors. The gardens surround the house and are mostly lawns with mature shrubs and trees, providing a lot of colour and privacy. Behind the house is a croquet lawn with a rose bed to one side and a flight of stone steps, between terraced borders, lead down to the lower lawn and a side terrace, where the French windows open from the Kitchen/breakfast room. It leads on down to a lower level area, surrounded by beautiful beech trees, which in turn swings around to the Conservatory and a terrace in front of the drawing room and sitting room. The garden is bounded by a mature beech hedge and, like most Devon and Somerset gardens, there is wonderful spring colour with masses of bulbs, camellias, rhododendrons and cherries. Directions From the M5 at Junction 27, take the A361 towards Tiverton. At Tiverton, turn right at the roundabout onto the A396 towards Minehead. Follow this road following signs for Dulverton, the road follows the River Exe. At Exebridge, ignore the left turn to Dulverton and continue on the A396 for about another 2 miles, turning left at Hele Bridge onto the B3222, signed Dulverton. Go over the bridge and up the hill and the entrance to Hele House is opposite the drive to Pixton, a short way up a track. Viewings Strictly by appointment with Savills.
