Location Tullynessle House is situated in the parish of Tullynessle, about 3 miles from the town of Alford. As the principal town serving Donside, Alford offers an excellent range of amenities including a health centre, shops, banking, post office, filling stations and hotels. Leisure pursuits are well catered for with a swimming pool, a dry ski slope at Alford Ski Centre and an 18 hole golf course. Visitor attractions include the Grampian Transport Museum, Alford Railway Museum and Alford Heritage Centre. The life size statue of a bull on the eastern approach to the town marks the area s claim to be the birthplace of the Aberdeen Angus breed of cattle. On the edge of Alford is Haughton Country Park, a 200 acre park with children s play area, walks and trails, a putting green and camp site. The ski slopes at the Lecht are about 25 miles to the west. The surrounding hills offer wonderful walking and a wide range of field sports is readily available in the area. The boundary of the Cairngorms National Park lies some 12 miles to the west. Schooling is provided at Tullynessle Primary School and Alford Academy, with three independent schools available in Aberdeen. The recently completed community campus in Alford includes the relocated primary and secondary schools, a swimming pool, sports facilities, a theatre, a library and a community café. Regular bus services are available from Alford with links to Aberdeen, Westhill, Inverurie, Kintore and Kemnay, with trains available at nearby Insch and Inverurie.
3 Aberdeen provides all the business, leisure, recreational and entertainment facilities expected from the Oil Capital of Europe. For the sports enthusiast, the surrounding countryside could not offer a richer choice. There is salmon and trout fishing on the nearby Rivers Don and Dee and deer stalking and shooting in the locality. The area is in the heart of castle country and the National Trust for Scotland has a number of properties open to the public including Craigievar, Leith Hall, Castle Fraser, Fyvie and Crathes. History Tullynessle House is a stunning example of a Georgian Category B listed former manse which dates back to 1804 and had been extended to the rear by The manse was built to serve the nearby Tullynessle and Forbes Church which is now owned by the local community and holds occasional services throughout the year. The property s architectural merit has been greatly appreciated by many, including Ian Shepherd who described Tullynessle House as a fine example of the prosperity of the rural clergy of old in Aberdeenshire: Donside and Strathbogie, an Illustrated Architectural Guide (RIAS, 2006). Description A tree lined driveway runs up to the house through beautifully tended gardens and woodland through which a small stream flows. Stone steps with wrought iron balustrades lead up to the front door with a fanlight above. An entrance vestibule with its original tiled floor leads into a bright and spacious hall with beautiful cornicing. The drawing room and the dining room open off either side of the hall. The drawing room is generous in both proportions and light, with three windows, all with working shutters, ensuring an abundance of light fills the room. A beautiful open fireplace with Jetmaster fire, stone hearth and timber mantelpiece provides a focal point to this splendid room. Across the hallway is the bright, double aspect dining room with an arched sideboard recess and a multi-fuel stove set in an attractive fireplace. The inner hallway is on split levels with doors to the sitting room, the rear hallway and the basement. The sitting room has two west facing windows and a useful built in cupboard and leads through to the spacious dining kitchen which is fitted with a wide range of solid wood wall and base units supplied by Drumoak Kitchens. The Aga also supplies hot water to the rear wing of the property. Completing the ground floor, off the rear hall, are a utility room with a Belfast style sink and a separate wc with a white two piece suite. A staircase from the inner hallway leads to the basement level where there is a large lower hall, a workshop and a games room and office. The workshop has two front facing, double glazed windows and it is believed that this space could be developed further to provide additional accommodation. The games room and office is fully insulated and has double glazed windows both to the front and rear. A winding carpeted staircase with beautiful full height window with lead insert detailing leads from the entrance hall up to the upper floors. The mezzanine level hosts a large double bedroom and a family bathroom with cast iron bath.
4 On the first floor there are two spacious double bedrooms, one with built in wardrobe, a dressing room also with built-in wardrobe, a nursery and a beautifully appointed family bathroom with a shower over the bath. The staircase then continues to the second floor where there are two double bedrooms, both with dormer windows to the front and fitted storage. One has a fireplace with marble surround. Completing the second floor is a modern shower room with double walk in shower compartment and a double glazed skylight window to the front. Outside Tullynessle House stands in about 2.7 acres of grounds which lie mainly to the south of the house. There is a large lawned area with beautifully tended shrubs and flower beds. There are also areas of woodland and rough grass which extend down to a burn flanked by rolling countryside. A single stone built garage with three additional stores sits to the rear of the property.
