3 Viewing Strictly by appointment with Savills Directions From the A933 Arbroath to Brechin road, 5 miles north of Arbroath and 2 miles south of Friockheim, take the turning signposted Leysmill and Inverkeilor. Continue to Leysmill and Spynie House will be seen on the left immediately before leaving the village. Situation Leysmill is centrally located within Angus and is within easy travelling distance of Arbroath, Montrose, Forfar and Dundee. The Angus coastline, at Lunan Bay, is only about 6 miles to the east. Leysmill is an attractive small village, which was originally built to house workers on a flax mill and in a former quarry. This is an attractive and convenient part of Angus, just north of Arbroath, with its historic abbey, harbour and marina. The A92 dual carriageway provides easy access to Dundee from Arbroath. Aberdeen can be reached either by the A92 coast road or by the A90 dual carriageway from Brechin. The county of Angus boasts sandy beaches, fertile farmland and glorious heather glens. Recreational activities include fishing on the River South Esk. There are a number of well known golf courses in the area, including Carnoustie, Letham Grange and Montrose. There are leisure centres at Arbroath and Montrose. Lunan Bay is a renowned and award winning beach, popular with surfers, dog walkers and horse riders. There is an attractive coastal walk, along red sandstone cliffs, from Lunan Bay via Auchmithie to Arbroath, which is famous for its smokies. Locally there are primary schools in Colliston and in Friockheim, which has local shopping, a chemist and health centre. Secondary schooling is found in Arbroath, which, along with Forfar and Montrose, provides a wide range of shopping, leisure and business facilities. Both Dundee and Aberdeen provide all the services expected of major cities. There are railway stations at Arbroath and Montrose offering regular services to Aberdeen and to the south. There is an airport at Dundee with services to London City, Belfast and Birmingham, whilst Aberdeen has a range of domestic and European flights. Description Spynie House is situated on the edge of the village. The original part of the house dates from the late 18th century and was at one point lived in by the local quarrymaster. It is an attractive stone built house, with a slate roof. The house was initially extended at the turn of the 19th and 20th centuries, and most recently in 1992, using existing stone, to create an open plan office linked to the house, with a further office upstairs. This wing of the house (which has its own entrance), has considerable potential as ancillary accommodation for the house, or as an annexe. A new boiler was fitted in 2007 and the kitchen was refurbished in The original part of the house was re-roofed in 2002 and the sun room was added in the late 1990s. The house is double glazed. As such it is an attractive house, well designed for modern living. The original upstairs reception room could be used as a large master bedroom, creating a spacious four bedroom house. Alternatively, the downstairs living room was also previously used as a bedroom. There is a gravelled parking area in front of the house. Further doors from hallway to: WC with washbasin, WC and extractor, wooden floor. Study with cornice and partially glazed door to: Open plan office with stone and wooden finish and with patio doors to garden, spotlights, sink unit, full length windows, ample electric sockets etc and door to a covered entrance at the front of the house. Door to: WC with washbasin and WC. Wooden steps lead up to: Office 2 Timber lined and with coombed ceilings, Velux roof lights and under eaves storage. Staircase leads from hallway to first floor landings with cornice and doors to: Sitting Room formal upstairs reception room, which could be used as a bedroom.
