5 SITUATION 6 West Acres has a superb, private setting close to the edge of the vibrant historic town of St Andrews. Within walking distance of the Royal and Ancient Golf Club and the world famous Old Course, the property is also close to the university sports centre, accompanying sports fields and the peaceful Lade Braes walk. St Andrews is renowned worldwide as the Home of Golf and the Old Course is a regular host to the Open Championship (returns to St Andrews in 2021). Full time residents of the town can apply for a Links Ticket offering reduced green fees. The town is also well known for its university. Founded in 1413, it became Scotland s first university and the third oldest in the English-speaking world, For over six centuries, the university has established a reputation as one of Europe s leading and most distinctive centres for teaching and research. The town provides excellent state schooling at Madras College and both St Andrews and Dundee offer private education at St Leonards and the High School of Dundee. Access by rail, road and air is good. Leuchars railway station (4 miles) is on the main Aberdeen to London line and provides a fast link to Dundee and Edinburgh. Edinburgh Airport, with its increasingly wide range of domestic and international flights, is only 50 miles away and Dundee Airport (15 miles) has regular services to London Stansted and Amsterdam. There is a dual carriageway and motorway connection to Edinburgh from Kirkcaldy (20 miles). An alternative route is via Cupar on the A91 to join the M90 at Junction 8 (25 miles) DESCRIPTION 6 West Acres is a substantial detached family home which sits in a pretty garden with a driveway to the front of the house. A impressive set of steps leads up to an elevated entrance where there is a partially glazed door into a tiled vestibule. Here there is a range of coat cupboards with a further partially glazed door into the main reception hallway. There is a door out to the garden and a separate utility room which is fitted with base and wall mounted units with plumbing for a washing machine and with a sink set atop. Also off the hallway is the dining room which has windows overlooking the garden and a fireplace with tiled surround base with wooden mantelpiece over. Adjacent to this is the study which overlooks the front of the house. Off the hallway is a large walk in coat cupboard which houses the boiler and from here there are stairs which go up and down to the sleeping accommodation. On the upper floor is a family bathroom which is partially tiled and has a large wall mounted mirror set above the bath. There is also a WC and wash hand basin with a towel rail adjacent. Further down the corridor is a family shower room which has a corner shower enclosure with Mira electric shower. There is also a sink and WC with units below.

7 There are three double bedrooms at the end of the corridor which overlook the gardens in front of the house. Two of these have built in wardrobes. From the hallway stairs lead down to the lower ground floor and here there is a cupboard housing the electric meter and an under stair store. There are two bedrooms on this level, one of which has sliding doors out to the front of the house and parking area. The lower ground floor could easily be turned into a self-contained annexe if required. Opposite the bedrooms is a shower room fitted with an electric shower, wash hand basin, towel rail and WC. The larger of the two bedrooms (which could work as a sitting room) has a kitchen off which is fitted with gloss effect base and wall mounted units with an integrated stainless steel sink, two ring Lamona electric hob with Lamona oven situated below. There is space in here for a small dining table and there is a door out to its own vestibule/porch and outside entrance. OUTSIDE A mono block driveway flanked by a hedge and well stocked borders leads up to a parking area in front of the double garage. Behind the double garage is an area of lawn surrounded by hedges which gives privacy to the front of the property. A path from the double garage leads up to the side of the property where there are further areas of lawn and steps rise up to the recent extension and larger area of lawn here. This too is surrounded on all sides by hedges with fields beyond. To one corner of the garden is a fenced off area which is ideal for growing vegetables and fruit. A path from here runs back around to the front of the house. DIRECTIONS Entering St Andrews on the A91 turn right at the second roundabout onto City Road, signposted A915. Continue to the second roundabout and turn right onto Argyle Street which leads onto Hepburn Gardens (B939). Continue on this road, taking the right fork at the roundabout onto Buchanan Gardens.
