5 DIRECTIONS From Edinburgh take the A1 headed east for 36 miles, turn right off the A1 at the junction for Grantshouse, onto the A6112. Follow this road for 6 miles, the entrance to Bonkyl Lodge is on the left hand side just before entering Preston. SITUATION Bonkyl Lodge is set in the idyllic rolling countryside of the Scottish Borders, in a rural position offering easy access to both Edinburgh and Newcastle. Berwick-upon- Tweed,14.5 miles to the east, is the principal town of the area and provides an excellent range of shops and professional services as well as a mainline railway station with a fast service south to London and north to Edinburgh. Edinburgh is 46.5 miles via the A1 and Newcastle is 78.5 miles to the south. Edinburgh and Newcastle airports both run regular domestic and international flights. Duns, 3 miles to the southwest, is the county town, with a primary school, secondary school, sports centre and a good range of shops. Chirnside, 5 miles to the east, also has a range of local shops and services. Private schooling is available in Edinburgh and Berwick-upon-Tweed and preparatory schools can be found at Dunbar (Belhaven) and Melrose (St Mary s). The Borders region is an area renowned for its unspoilt rural landscape and for its country sports. The River Tweed is one of Scotland s best known salmon rivers and is one of the key attractions of the area. Favoured for its country sports, Berwickshire offers pheasant and grouse shooting on local estates and on the Lammermuir Hills to the northeast. DESCRIPTION Built in 1878, Bonkyl Lodge is an impressive and commanding period house set in the heart of the Scottish Borders, and surrounded by private grounds including paddocks, grazing fields, stabling and an immaculate C Listed walled garden. Entering the property from the north facing main door, an entrance hall with ornate open fireplace is lit by a double height sash and case window overlooking the north field. To the right of this hall is the main reception hall with magnificent staircase and open fireplace providing focal points. From the reception hall a library is accessed which features fitted floor to ceiling bookshelves, and two sash and case windows with internal shutters overlooking the west garden. To the rear of the reception hall, adjacent to the library, is the generously proportioned drawing room with three bay windows overlooking the garden, French doors leading on the south patio, and a large open fireplace.

6 A rear door leads from the patio, into a vestibule which opens up onto the rear of the reception hall. A spacious dining room sits opposite the drawing room, featuring two large windows, an open fireplace, a linen press, ornate cornicing and wood panelling. A door leads into a secondary hall which links up to the entrance hall, from which a cloakroom with WC, secondary staircase and pantry are all accessed. To the west of the hall is the open plan and superbly finished kitchen, family room and garden room. The large space is floored with paved slabs throughout adding a continuity to the flowing areas. The family room provides a snug relaxation area with log burning fire, fitted bookshelves, two windows overlooking the north field, and two recessed shelves.
