Take the ferry to Hunter s Quay, Dunoon. Leave the terminal and turn right on the A815 through Sandbank. After 3½ miles turn left on to the B836. After 11 miles turn right on to the A886. After 1½ miles turn left onto the A8003 to Tighnabruaich. On entering Tighnabruaich take the first left and proceed down the hill to the waterfront and turn left along Shore Road (B8000), pass the shops on the right and proceeding as far as The Boat Yard. Follow the road through The Boat Yard onto the forestry road. When you reach the fork in the road bear right and continue to the entrance to West Glen. Situation Tighnabruaich is a quiet waterside village. Nearby, there are good local hotels, a bistro and cafes. The village offers a Doctor s surgery and local amenities that cater for everyday needs. A bus service runs from Tighnabruaich to both Rothesay and Dunoon. Dunoon and Rothesay provide wider shopping facilities. Local clubs cater for art, horticultural and craft interests amongst others. There is an award winning primary school in Tighnabruaich and secondary schooling (day and boarding) is available at Dunoon Grammar. The area offers much in the way of outdoor pursuits with fantastic cycling routes and kayaking and is well known for its natural beauty and dramatic scenery. Ever popular with the sailing fraternity, the area has also much to offer wild life enthusiasts; cormorants, herons, guillemots, seals, dolphins, porpoises and basking sharks have all been observed. Tighnabruaich Golf Club is a scenic and challenging 9-hole golf course. There is tennis and a famous sailing school. Sea, river and loch fishing are also available in the area, as are several commercially run shoots. Some of the local estates allow stalking by arrangement. Tighnabruaich is a well-known sheltered anchorage with moorings that are always lively with the comings and goings of boating and yachting craft. One of its highlights is the regular berthing of the famous Waverley, reputed to be the world s last sea going paddle steamer. Nearby is Portavadie Marina which has had significant investment over the last few years. It is home to many a fine craft, a restaurant, a hotel and self-catering accommodation. In addition, there is a new world class spa & leisure facilities in Portavadie Marina. Description West Glen dates from around 1860 and is of traditional construction, it was then extended in 1991 to form an additional wing with three bedrooms, a kitchen and bathroom. A portion of the rear of the house and the car port were rebuilt in Within the grounds are a detached two bedroom cottage, a substantial boat house and a variety of outbuildings. Its location, within a National Scenic Area, provides stunning panoramic views out over the Kyles of Bute towards the hills on the Isle of Bute beyond. The Cowal Way, known as Scotland in 57 miles, runs along the forestry road to the west and north boundary of West Glen. Accommodation A glazed door opens into a large sun porch with seating space which has views out over the garden. A door leads into the inner hallway where there is a deep storage cupboard and a cupboard under the stairs. At the end of the hallway is a cloakroom with WC and wash basin. A large laundry has a Belfast style sink, ample storage and a clothes pulley, airing and other cupboards, space for larger appliances, coat hooks and a Velux window. Off the laundry room is the plant room with the oil-fired boiler and water filtration system. Here there is a window and a door to the rear. The drawing room has an open fire, surrounding picture rails, cornicing and a large bay window with views over the front garden, the water and to the hills beyond. A formal dining room has a bay window and an open fireplace, ceiling cornicing and a hardwood floor. The kitchen is fitted with floor and wall mounted units with space for a table and chairs. There is a serving hatch through to the dining room. The integrated appliances include a double oven, hob with a hood above, a fridge and there is a free-standing dishwasher. On the mezzanine floor of the main house is a family bathroom with WC, wash basin, cast iron bath and a separate corner shower, a heated towel radiator and a window. On the upper floor is an en suite master bedroom with wash basin, a dressing room with a window and a bathroom with WC, wash basin, cast iron bath with a shower above and heated towel rails. There are two further double bedrooms on the first floor, both with wash basins. The extension could also be used as additional accommodation for families with teenagers or dependent relatives. It is accessed both internally from the utility room or from an external glazed door. The hall gives access to a small kitchen, a bathroom with a shower above the bath, two double bedrooms on the ground floor. Both bedrooms can access an external seating area with outstanding views over the garden and the water. A staircase leads to a further double bedroom which has a seating and dressing area and a wash basin.

5 West Glen Cottage West Glen Cottage is traditionally constructed and dates from about It is whitewashed and has a slated roof. There is a parking area and the garden has two timber sheds. The cottage has a vestibule, sitting room with large picture windows. The kitchen is fitted with floor and wall units and has an inset stainless steel sink. The bathroom has a cast iron bath with a shower above and a wash basin with a window above, and there is a separate WC with wash basin. The inner hall has a storage cupboard where there is also plumbing for an automatic washing machine. There are two double bedrooms. The cottage is double glazed and has oil fired central heating with an additional stove and back boiler. Boat House The Boat House was constructed in 1986 and is a steel portal frame shed with an average floor to ceiling height of 3.6m. This building could be used for a variety of purposes as it also has office space, kitchen and toilet facilities; garage space and storage facilities. The building includes three-phase electricity supply, power, light and water. A workshop has a workbench and houses the central power supply control switch gear; the office has power and light; a shower room has a WC, wash basin and shower and there is a separate WC with wash basin. The kitchen has ample space for table and chairs. Outside the boat house is a large area of hard-standing, turning space and access to the slipway. Nearby, there is an area which could provide further standing for boats, and immediately adjacent is a storage shed with threephase electricity. Grounds and Outbuildings An attractively restored bothy, measuring 4.66m x 2.77m, has been re-roofed and slated. This is an attractive space which could equally be used as an artist s studio and has a door leading to the walled garden and a wood store. A large outbuilding at the rear of the house comprises a machine store with an up and over door (13.2 m 2 ), a tool store/workshop (14.1 m 2 ), garden store for logs and coal (7.38 m 2 ), a generator store (5.46 m 2 ) with a 6.5 Kw generator included, larder with cement shelving (5.53 m 2 ), and a general purpose store (10.7 m 2 ). The grounds surround the property with large areas of lawn, a hill garden and hill land with an array of colourful rhododendrons, azaleas, scattered rocks and mature trees, with elevated views over the Kyles of Bute. Also within the gardens is a revolving timber summer house and steps lead down to a jetty. Located here is a diesel storage tank for refuelling boats. A private pathway continues to a further peaceful and secluded area of the garden with views over the water. The grounds extend in all to about 11.3 acres (which includes a small section of land to the south beside the forestry road). Also included is the foreshore, salmon fishing rights and the right to moor a boat. Services The properties have mains electricity, oil fired central heating (except for the boat house), private water supply and drainage, with West Glen Cottage additionally having a solid fuel stove with a back boiler.
