Pass through the country town of Oldmeldrum and then through Turriff. On leaving Turriff, still on the A947 turn right after 1 ½ miles onto the B9105 signed to Fraserburgh and White Lodge Garden Centre. After 250 metres turn right at the garden centre entrance and continue straight along the hard surfaced track which continues for about 2/3rd of a mile before reaching Burnside House which is approached by a drive on the left. Location Burnside House is situated just to the northeast of Turriff, in the heart of Aberdeenshire, with easy access to both Aberdeen and Aberdeen Airport, on the A947, and to the coast. The surrounding area is mostly rolling farmland and this part of the northeast of Scotland is famed for its outdoor pursuits. Salmon and trout fishing is found on the nearby River Deveron, which flows through Turriff, and on the Don, Dee and Spey. There are golf courses at Banff (Duff House Royal), Macduff

4 (Royal Tarlair) and Turriff, together with famous links courses at Royal Aberdeen and Cruden Bay. The nearby coast offers sailing and sandy beaches. Other local attractions include Duff House (National Galleries of Scotland) and Fyvie Castle (National Trust for Scotland). Locally the attractive town of Turriff offers a wide range of shopping, including a good number of independent shops, a supermarket, together with business and leisure facilities, as well as primary and secondary schooling. There is private schooling in Aberdeen including Robert Gordon s College, St Margaret s and Albyn as well as the International School of Aberdeen. There are two universities and several colleges of further education. Gordonstoun is also within easy reach. History Burnside House principally dates from and was built for James Beaton who was a wealthy coffee planter. He extended the original factor s house for the Dalgety Estate, with the older part of the house situated at the back. Beaton thus created a small mansion house, which is nicely detailed and well built, but is of modest and practical proportions and a very manageable size. It is a most attractive stone built house, with cherry cocking to the front, and a slate roof. The house sits well within its own landscaped grounds. Description In recent years a comprehensive programme of improvements has been undertaken to both the house and grounds. The rear wing has been completely renovated to combine the best of modern style living within a traditional country property. The walls were taken back to stone and the layout downstairs redesigned to create a luxurious open plan kitchen/dining/living area of exemplary quality a magnificent heart to the home. The opportunity was taken to provide modern cavity wall and floor insulation, new plasterwork and decoration to the entire rear of the house whilst sympathetically retaining period features such as cornicing, fireplaces (including two new wood burning stoves) and wooden floors. Accommodation The gravelled drive leads up to the front of the house from where steps lead up to a wooden front door with glazed side and overlights. It opens into an entrance vestibule with a cornice and inner door, again with glazed side and overlights, to the hall. This is an elegant hall with a cornice, centre rose and staircase to the first floor. The four front reception rooms are arranged off the hall. The impressive dining/sitting room is a double room, linked by folding doors, ideal for entertaining. It has two Lorimer style fireplaces with raised cast iron hearths, tiled surrounds and carved wooden mantels. Whilst further internal works are required, it offers considerable potential for a variety of uses. Beyond the garden is a pond with an island and bridge. This is fed by a burn from a lovely wooded area. Above this, and at the back of the house is a fenced grass paddock (1.69 acres) and an orchard with ornamental trees.
