Turn right onto the A811 and proceed east towards Stirling. Pass through the villages of Buchlyvie and Arnprior. After Arnprior, turn right onto the B8037 and proceed through the village. At the T junction turn right on to Fintry Road and proceed out of the village bearing left signed for Fintry. Gribloch gate house is on the left hand side. From Edinburgh take the M9 north past Stirling. Leave the motorway at junction 10 and take the A84 west past Blair Drummond. Turn left onto the B8075 and follow this road to the junction with the A811. Turn right on the A811 and continue west. Take the B822 to Kippen proceed out of the village bearing left signed for Fintry. Gribloch gate house is on the left hand side.

4 Situation Gribloch commands a delightful rural position just outside the historic village of Kippen. It has uninterrupted views over the surrounding countryside. Loch Lomond is approximately 15 miles to the west, and further opportunities for outdoor recreation can be found at Lake of Menteith. Gleneagles Hotel with its associated Country Club lies to the east and provides an extensive range of sports and leisure facilities including three golf courses, the King s, the Queen s and the Monarch (designed by Jack Nicklaus). Gleneagles is also well known as a centre for field sports, with many guests staying at the hotel for grouse shooting, pheasant shooting and salmon fishing in the area. Kippen is a sought after residential village with a primary school, two popular inns and a general store. There are secondary schools at Stirling and Balfron. Public schools in the area include Beaconhurst at Bridge of Allan and Dollar Academy. Bridge of Allan is also the home of Stirling University which has a sports centre and the Macrobert Arts Centre with a theatre and cinema. Stirling is the major city of central Scotland and provides a full range of shops, schools and services including supermarkets, a large shopping centre, a cinema and swimming pool. While the house is set in open countryside, it is easily accessible. The motorway network is only a few miles to the east, with the M80 giving access to Glasgow and the M9 to Edinburgh. Glasgow can also be easily reached via the A81 through Strathblane and Milngavie. Edinburgh Airport is reached via the M9 and has regular services to London as well as services to a wide range of domestic and international destinations. There are rail services to both Edinburgh and Glasgow, and to London, from Stirling. Description Gribloch is a wonderful country estate which includes Sir Basil Spence's Art Deco masterpiece which was built in 1938 for the Scottish steel magnate John Colville and his Californian wife Helen. Today it is A listed and has been upgraded with a remarkable specification. It has the most wonderful panoramic views looking out to the Grampians spread across the north west horizon in what seems to be one continuous range, from the peak of Ben Lomond prominent to the west as far as Ben Vorlich, with the Ochils up away to the east. The property was featured in Country Life in January 1951 when Arthur Oswald reported: 'There can be few houses in the British Isles that command a finer or more extensive panorama than Gribloch'. It is built under a copper roof which was largely replaced in 2005, and the interior offers entirely flexible accommodation of over 10,000 sq ft. Double doors lead to a grand reception hallway with Australian black walnut parquet floor, grand mahogany stairway with aluminium handrail. It has polished plaster walls and a ceiling which is decorated with ornate plasterwork featuring shells. Astragal windows frame an indoor pond which at one time was a swimming pool. The reception hallway leads to the drawing room, sitting room, dining room and kitchen wing. The drawing room is particularly grand with remarkably high ceiling, an open fire set into an intricately carved wooden fireplace and a sprung wooden floor. The sitting room has the most wonderful panoramic views over the Campsies and Ben Venue, Ben Ledi, Ben Vorlich and Ben Cleuch. It has a contemporary open fire set into a polished plaster surround. It is used as a cinema room with cinema equipment by B & W. The dining room is formal and elegant, with a marble fireplace thought to be by Adams, and an open fire with Victorian grate. Off the dining room is a butler s pantry and kitchen. The original kitchen and a number of service rooms were cleverly converted to create a much larger kitchen, dining and less formal sitting room. The kitchen space has a combination of bespoke handcrafted wooden units by s International and black high gloss units by Poggenpohl. It offers fantastic flexible storage space, granite work tops and first class cooking equipment including a five ring gas stove, teppanyaki hot plate, ovens and plate warmer all by Gaggenau. It has a four oven electric Aga and American Gaggenau fridge, freezer and wine cooler. Off the kitchen is a back lobby with former staff sitting room (presently a home office), boot room, laundry and three walk in pantries including cold room, game larder and drinks room. Also off the back lobby are two back doors and access to the cellars. The cellars offer excellent storage and are at an ideal temperature for wine. Completing the accommodation on the ground floor is a garden room with French doors, flower room, comms room and two cloakrooms. 1st Floor The stair from the reception hall is magnificent and the first floor landing is substantial. In all there are 13 bedrooms. The master suite has the most commanding, panoramic views with three sets of French doors opening onto a balcony. It has an open fire, an American style walk in closet and a dressing room with fitted wardrobe and dressing furniture of exceptional quality.
