There are beautiful open aspects to the front, side and rear over the town and the Galloway countryside beyond. Gatehouse of Fleet is a charming Georgian town, widely admired for its historic buildings. It owes its development in the 18th century to the entrepreneur James Murray of Broughton whose mansion, Cally Palace, is now an acclaimed hotel. In Murray s day, Gatehouse became a thriving centre of water-powered industry and in 1795 had four cotton mills, a brass foundry, a brewery, brickworks, tanneries and a substantial population. Today it is better known for the remarkable beauty of its setting. Gatehouse of Fleet lies within the Fleet Valley National Scenic Area and is surrounded by ancient woods and hills. The mild southwest climate is reflected in the many exotic plants that grow in its gardens. There is sailing in both the Solway Firth and nearby lochs, and the nearby Cardoness shoreline has one of the finest beaches in the south of Scotland. For lovers of sport, Gatehouse offers a cricket club, football club, bowling club and tennis club, while the challenging nine hole golf course is in excellent order and much admired. The town has a primary school that feeds into Kirkcudbright Academy. There are four churches and several cafés, as well as good local shops, a medical surgery, a chemist and a variety of other professional services, with good bus links to Dumfries and Stranraer. Kirkcudbright lies approximately 9 miles from Gatehouse and offers additional shopping, transport and professional services, as does Castle Douglas, 14 miles away. Gatehouse of Fleet is also famous for its varied wildlife, with the Red Kite Trail in close proximity. The nearby Galloway Forest Park extends to approximately 300 square miles and has an outstanding variety of wildlife, including red squirrels, fallow deer and a variety of birds of prey. As the first area in Scotland to be awarded dark sky status in 2009 by the International Dark Sky Association, Galloway s night sky has a rare clarity.

4 Description Cushat Wood occupies arguably the premier position within the picturesque conservation town of Gatehouse of Fleet. It is approached down a long avenue driveway sweeping round to the house and is surrounded by carefully tended gardens that include a wide variety of mature trees and shrubs and a walled garden. The grounds extend down beyond the mill lade, with a small path leading to the extensive woodland walks. The back drive leads directly to the top of the town and its amenities. Cushat Wood is an elegant, traditionally built house with elements of a pavilion style that give it a unique sense of light and space. Said to have formerly been used as the Dower House to the Cally Palace, over the years it has been extended into a beautiful family home. The house has undergone a comprehensive refurbishment programme over the last 10 years, successfully blending traditional features with contemporary living. A double entrance door with fanlight above leads into a stone flagged porch which in turn gives access to the hall. Light and airy with an elegant staircase, the principal rooms all lead off the hall. The morning room, originally an open covered veranda, benefits from superb proportions with three 12-pane doubleglazed Georgian windows overlooking the gardens and a French window leading out onto the south facing terrace. The twin-aspect drawing room with shuttered sash windows enjoys elevated views down to the mill lade and towards the town, and features a carved fireplace with open fire and built-in display shelves and cupboards. The west facing dining room with marble fireplace and an attractive scalloped alcove provides the ideal setting for formal dining. There is a bright study adjoining this room with a large bay window. The library/sitting room next to the kitchen has an extensive built-in bookcase/cupboard and a feature fireplace with gas log fire for easy use. The kitchen/breakfasting room with hand crafted shaker style units has a four-oven racing green electric Aga/cooker, a double Belfast sink and windows to the front and rear that capture the morning light and the sunset over the Galloway hills. Entering through the back door there is an inner hallway with an area for coats and boots. A fitted utility room, large secure walk-in gun/safekeeping cupboard and larder lead off this hallway and there is a door to the kitchen. There is also a ground-floor cloakroom with a shower. The staircase leads up to a tall arched window on the half landing which looks down over the garden to the south. On the first floor there is a split-level landing which leads to four substantial, double-sized bedrooms. The spacious principal bedroom to the front of the house with windows looking over the garden to the east and the south can often capture views of grazing deer and red squirrels early in the morning. A double aspect en suite bathroom lies on a private landing leading down to an additional bedroom with three shelved/hanging cupboards; the room is currently used as a dressing room. A family bathroom which boasts a magnificent Victorian bath and shower lies off the lower landing, along with two further well appointed bedrooms with far reaching views over the town and to the hills beyond. One with an en suite bathroom, both enjoy excellently sized built in cupboards. Access to the lower floor accommodation is either by an interlinking fire door that can be securely locked at the base of the stairway by the kitchen, or by a separate entrance to the rear of the property, making it a self-contained unit. Suitable either as additional accommodation or as a self-contained flat, it offers a sitting room with separate double aspect dining area, open-plan kitchen, two bedrooms and bathroom. Externally accessed, there is a large hobby room located to the rear of the house at lower ground floor level and a boiler room with a gas fired boiler that services both the main house and flat with relative zoning in place. Within the grounds there is a double garage with workroom and a greenhouse.
