4 Situation Harbour Lights is situated between the historic university town of Penryn and the charming riverside village of Flushing beside the upper reaches of the Fal Estuary. This area of 28 minor creeks and rivers constitutes the third largest natural harbour in the world. The only dwelling fronting the creek on this peninsula, the aptly named Harbour Lights is set in a wonderful position on a hillside with gardens and grounds descending down to a small creek. The house has panoramic views stretching down the Penryn River, to Falmouth Harbour and St. Anthony s Lighthouse on the tip of the Roseland peninsula, framed by the town of Falmouth and village of Flushing on opposite banks of the river. The harbour view provides an endlessly changing scene of activity, with pleasure boats and yacht racing, as well as commercial harbour traffic. Opportunities for recreation in the area are excellent with a strong emphasis on water sports. There are several excellent marinas, boatyards, yacht and sailing clubs within just a few miles drive. Harbour Lights is only two miles from the picturesque waterside village of Flushing which has a church, primary school, pubs, post office and village shop. Flushing can be reached by the coastal path from the bottom of the meadow, by boat or road. Nearby Mylor and Penryn also offer excellent local shopping facilities, with more extensive shopping in Falmouth and Truro. Truro also offers an excellent selection of public and private schools. There are branch-line rail services from Penryn and Falmouth to the Paddington-Penzance line at Truro and it is only a short distance from Truro to the A30 which provides a dual carriageway access to the M5 motorway at Exeter. There are daily flights to London from Newquay Airport besides many other European destinations.
5 The Property Harbour Lights occupies a unique position being the sole residential property fronting the creek on this small peninsula, and surrounded by open farmland, yet just two miles from the thriving harbour town of Falmouth. The house is exceptionally private, approached by a private drive from the end of a cul de sac. Believed to have been originally built as a bungalow in the 1960s, the current property is laid out as a spacious three bedroomed upper ground floor, with additional/ guest accommodation on the lower ground floor. This lower ground floor is very flexible and could be used as an annexe or incorporated into the main accommodation for the larger family. The bespoke kitchen is well equipped with polished granite worktops, an integrated fridge and dishwasher. A large living room opens out onto a huge balcony on the upper ground floor, while on the lower ground floor a garden room and sitting room open out onto a large terrace. Gardens and Grounds The house sits at the top of its enviable plot, overlooking well stocked gardens with sweeping lawns interspersed with flower beds, ponds and over 50 varieties of camellias. There is a greenhouse and superb summerhouse with raised deck and views straight down the river. The gardens lead down to a meadow, which in turn descends down to the creek foreshore, which is accessed through a timber gate. The driveway leads through a wooden gate to parking in front of the house and continues around with space for more cars and/or boats in the driveway. In addition, there is a large garage which has a studio at the rear.
