2 Location The site is located to the north east of Blacksmith Lane, in the village of Calow that lies within 2 miles to the east of Chesterfield. Calow has a selection of community facilities including: primary school public house, community centre, and local shop. Nearby Chesterfield and its outlying districts provide and share a good range of shops and other amenities, including markets and the East Midlands Designer Outlet. Chesterfield is easily accessible by public transport with bus route 82 running every 15 minutes from the bottom of Blacksmith Lane (Eastwood Park bus stop). Chesterfield railway station provides frequent services to destinations such as Sheffield, Nottingham, Manchester and further afield. Description The site wraps itself around an existing detached bungalow (No.71), fronting on to Blacksmith Lane, which has a large domestic curtilage. The existing dwelling, along with much of the surrounding development is believed to date to the late 1950s. The site is relatively level although the site is slightly elevated in relation to the road with a lower front garden. The rear garden slopes gently down to the eastern boundary. Boundaries are defined by a concrete post/timber fence and by planting. The site is currently accessed from Blacksmith Lane and the new access will require 2.4 x 43m visibility splays in either direction. Planning Permission The planning permission is for the alteration of the existing bungalow plus the construction of five new detached dwellings for private sale on the land to the side and rear of the existing bungalow. The existing detached garage is to be demolished and a replacement attached garage constructed in a new location as shown on the site layout plan as proposed drawing number 086.(10).01 PA3. A new vehicular access situated between the existing property and 73 Blacksmith Lane will serve the new dwellings. Whilst the planning permission is in outline, the details of the means of vehicular access, landscaping, layout and scale have already been approved, with only appearance of the proposed dwelling being retained as reserved matter. All of the proposed new dwellings are detached 3 bedroom properties with two or more car parking spaces, plus a detached garage and a private rear garden. Internally each dwelling has a master bedroom on the ground floor together with the main living accommodation comprising kitchen, lounge, dining room, utility and wc. On the first floor, which is in the roof space, there are a further two bedrooms, the main bathroom, wardrobes and storage areas. The gross internal areas of the proposed new dwellings are shown by Niche Design Architects as 126 square metres (1,356 square feet) each, as detailed on the on ground and first floor plans drawing number 086.(10).11 PA1.
