Location The site is located to the east of Long Hanborough, south of Hanborough Station and railway line and on the southern edge of the Hanborough Business Park. The centre of Long Hanborough is located approximately 0.75 miles west of the site and provides an extensive range of services and facilities, including doctors and dental practice, primary school, convenience store, shops, post office and two public houses. As well as excellent rail links via Hanborough Station to Oxford and London (Paddington) in the east and Evesham and Worcester in the west, there are two bus routes providing access to Oxford, Witney, Eynsham, Burford and Woodstock. The UNESCO World Heritage Site of Blenheim Palace is nearby, Woodstock, Kidlington and Oxford are also within close proximity.

4 Access Access to the site is gained from the A4095 Main Road. The site is also easily accessible from the A40 at Eynsham to the south and the A44 at Woodstock to the north Both routes give access to Oxford in about 9 miles as well as more arterial routes throughout the area. Employment Centres Important employment centres include Cowley Business Centre (including BMW) (15 miles), Oxford Science Park (14 miles), Culham Science Centre (16 miles), Milton Park (21 miles) and Harwell Science & Innovation Centre (25 miles). Directions From the A34 at Peartree Interchange take the A44 Woodstock Road towards Yarnton and Begbroke. Proceed for about 2.5 miles before turning left onto Grove Road towards Bladon and Long Hanborough. Continue for about 2 miles crossing the railway line where the entrance to the site is immediately on your left hand side. Planning Consent The site identified red on page 5 has the benefit of outline planning consent granted on appeal under reference: APP/D3125/W/16/ dated 13 February Subject to conditions detailed within the appeal decision the outline consent provides for: The erection of up to 120 dwellings and provision of a building for Class D1 use, together with associated works. All matters are reserved for subsequent approval except for access, which is taken from the A4095 Main Road. The permission includes but is not limited to the following conditions: Residential Travel Plan Ecological Management Plan Construction Method Statement Contamination Assessment Foul and Surface Water Drainage Schemes Super Fast Broadband facilitation Scheme Archaeological Evaluation Scheme Undertakings Supporting the planning consent are three Unilateral Undertakings entered under Section 106 of the Town and Country Planning Act These agreements secure the delivery of financial contributions, car parking and affordable housing provisions. For the avoidance of doubt the purchaser will be responsible for the payment of all financial contributions payable under the Section 106 Agreements enforced by unilateral undertakings. Affordable Housing Requirements 50% of the total dwellings on the site, of which at least 70% shall be affordable rented units and no more than 30% shall be shared ownership units.
