The city benefits from excellent road communications with the A2 and A28 providing access to the M2 and M20 motorways respectively. Regular rail services connect Canterbury with central London, with journey times to London St Pancras of approximately 55 minutes, and access to the Channel Tunnel terminal at Folkestone, approximately 16 miles to the south. Canterbury is regarded as one of Kent s premier retail centres with a comprehensive representation of national retailers. The city is also a popular tourist destination with the Cathedral, St Augustine s Abbey and the city s other attractions able to draw in the region of 6.3 million visitors each year. Canterbury is an important educational hub in Kent, having four universities (Canterbury Christ Church University, The University of Kent, The University College for the Creative Arts and Girne American University) and Canterbury College with a combined total population of over 46,000 students. The city also has several language schools and a number of highly regarded public schools and grammar schools. Less than 23% of Canterbury s student population can be housed in university run accommodation and, as a result the city is considered a top investment opportunity for student accommodation, ranked 14 th in the UK (according to Knight Frank s Student Property 2012 report). SITUATION The property is situated in an elevated position approximately 1.2 miles north-west of Canterbury city centre. It is situated on the north side of Giles Lane, within an established educational environment adjacent to the University of Kent at Canterbury, St Edmund s School and Kent College. DESCRIPTION The Franciscan International Study Centre is a lowdensity complex of buildings constructed during the 1970s and extended in the 1980s. It now comprises the main study and administrative building, with five residential accommodation blocks occupying a secluded position within attractive gardens and grounds of around 3.0 acres.
