2 Location The property is located at the end of Broxell Close, off Wedgnock Lane, approximately 1 mile north of Warwick Town Centre. The A46 Warwick Bypass is within a 1 minute drive and Junction 15 of the M40 is only a few minutes further as is, in the opposite direction, the A45 on the south side of Coventry which leads to the Midland Motorway Network, Birmingham International, Birmingham Airport and the NEC. Description This three storey headquarters building comprises two self-contained and inter-connected blocks and within the ground floor of one of these is the subject accommodation. 3 Accommodation The net internal area totals 4814 sq ft ( sq m) including mezzanine offices and storage of 849 sq ft (78.84 sq m). 17 parking spaces will be allocated in the private car park. Additional spaces may be available by way of licence on terms to be agreed. Broxell Close itself provides free on street car parking. Services All main services are connected to the premises. Telephone lines are available via the landlord s own telephone system and can be made available at no more than BT s standard rate. Sub Lease Terms A new sublease for a flexible term will be granted on an internal repairing basis with the letting being taken outside the Security of Tenure provisions of the Landlord & Tenant Act Cost of Occupation 96,280 per annum, payable quarterly in advance TO INCLUDE rent, business rates, external repairs and decoration, upkeep, maintenance, heating and lighting of common parts, building insurance, electric and heating of the suite.
