Grade II Listed Thatched Roof Four Bedrooms Large Private Garden Planning Consent for Extension Situation Pytchley is a small village in Northamptonshire, 3.25 miles south west of Kettering. The village is conveniently located for access to the A14 and A43 trunk roads as well as a direct train line to London via a station in Kettering. Pytchley features several listed buildings, a church, a primary school and a public house. The property is located along Butchers Lane in the southern part of the village and within the Conservation Area. Property The Cottage is a Grade II listed four-bedroom property parts of which date back to the 18th century. The property is built of coursed limestone and ironstone rubble with a thatched roof. The accommodation is arranged over two storeys and extends to approximately 1,900 sq ft (176 sq m). The property is accessed via an entrance porch on the eastern side leading to a large kitchen/diner with quarry tiled floor and a range cooker. Next to the kitchen is a living room with stairs to the first floor, a large brick built open fireplace and an original central wooden beam. Further from the living room is a hall with a downstairs WC and a storage cupboard. On the western side of the cottage is a study, secondary staircase to first floor and a large south facing sitting room with quarry tiled floor and a set of double doors leading to the garden. Upstairs, there are four bedrooms, master with a balcony overlooking the garden and an en-suite. There are also two further bathrooms, one with a freestanding metal bath.

4 Outside The property is set within 0.18 acres and is accessed via a driveway off Butchers Lane onto a large gravelled off-road parking area to the east and south of the property. The off-road parking is separated by a stone wall and a gate from the remaining large landscaped garden with views to the south over open countryside. There is a stone built shed on the southern side of the plot with a small coal store attached. The most southern part of the shed belongs to the neighbouring landowner. Planning The property benefits from a planning consent to create a single storey side extension. The consent was granted by Kettering Borough Council on 17th December 2015 under reference KET/2015/0794. Plans are available on request.
