5 DIRECTIONS From Edinburgh take the A701 towards Peebles and Penicuik. Take the second exit off the Gowkley Moss Roundabout towards Penicuik and after a short distance take the slip road to the left leading to Auchendinny (B7026). Take the second turning on the left onto Firth Road which is just after the Glencourse Centre. Continue past Firth Crescent, between the fields and past Firth Lodge & Oaktree Cottage. Take the left fork through the black gates. Firth House is located beyond the viaduct and the bridge over the River Esk. SITUATION Firth House sits between the villages of Auchendinny and Roslin in an area of beautiful parkland in the North Esk Valley which carves its way north from the foot of the Pentland Hills. The house has panoramic views including to Edinburgh and Arthur s Seat, the Firth of Forth and the Pentlands. The property is well situated for access to the Edinburgh City Bypass (A720) and the city centre (9 miles). The bypass is 4 miles to the north and gives access to the south, east and west of the city, Edinburgh International Airport and the motorway network. The A702 and A701 provide good links to the M74 to the south. Penicuik has an excellent range of local facilities, including shops, a post office and both primary and secondary schools. Only a short distance away the professional and cultural hub of Edinburgh also offers a selection of independent schools including George Watson s College and Merchiston which are conveniently positioned on the south side of the city. There is an excellent bus service from Auchendinny to central Edinburgh passing by the comprehensive offering of stores and supermarkets at Straiton. Firth House is ideally positioned for outside recreation. Roslin Glen Country Park is on the doorstep and The Pentland Hills Regional Park is popular for walking, mountain biking and fell running alike and is home to the Midlothian Ski Sports Centre. There are a number of local golf courses including Glencorse, Kings Acre and Broomieknowe, with all the links courses of East Lothian easily accessible via the City Bypass. Furthermore, it is possible to ride from the property directly onto the Esk Valley Trail, a horse riding route which is part of the Tyne Esk Trail network comprising 60 miles of horse trails. DESCRIPTION Firth House is understood to date from around It is thought to have originally been built as a dower house for the Inglis family whose seat was nearby Auchendinny House. The house faces south west but with full appreciation of the stunning outlook to the north and east. It is constructed of stone under a hipped slate roof. The west wing, built in a complementary style, was added at a later date.

6 The accommodation is well laid out with spacious and well proportioned rooms and of particular note are the spectacular oval drawing room and master bedroom above, both of which have impressive views over the North Esk Valley to Edinburgh and the Firth of Forth. The house has been modernised over recent years and is fully suited to modern living with improvements such as an environmentally sound air-source heating system and Cat 5 cabling throughout. The modernisation has been carried out without compromising the historical character of the building which retains beautiful ornate cornices and plasterwork, wrought iron banisters, architraved doors and timber sash and case windows with working shutters. ACCOMMODATION Stone steps lead to a painted timber front door flanked by columns and opening into a vestibule with a glazed inner door and side panels with fanlight above. The reception hall has a striking chequerboard floor and is a bright central space from where all the floors and rooms are accessed. Off the hall is a cloakroom with WC. The oval drawing room is currently used as an office. It has a wood burning stove set into the fireplace which has a Delft tile surround beneath a marble mantelpiece. A door links the room to the sitting room. This is a large room with dual aspect windows and French doors giving access onto the roof terrace over the garage. Planning consent has been obtained in the past for a conservatory on the terrace area [07/00599/FUL]. A wood burner is set into the fireplace. The kitchen has been modernised with a simple array of fitted units with two bowl sink and integrated appliances including a Rangemaster 5 plate gas hob beneath a Smeg extractor hood, a Neff oven and microwave and a Bosch dishwasher. There is a door into the dining room, another impressive reception room with triple aspect windows and also with a wood burning stove. The first floor accommodation is centred around the oval master bedroom suite. The bedroom has the best views in the house and is served by a dressing room with substantial built in wardrobes and an en suite bathroom with separate shower, bath, twin basins, WC and bidet. An internal lockable door links the garden flat to the rest of the lower ground floor and the stairs to the ground floor. The accommodation includes a sitting room, dining kitchen and bedroom. There is a bathroom with WC, wash basin, bidet and bath with shower over. From the garden flat there is access down stairs to two wine cellars and two dry store rooms. OUTSIDE The policies surrounding Firth House extend to about 31 acres in all. To the front of the house is a large circular lawn with a raised croquet lawn, enclosed by the gravel turning circle. This area provides additional grazing to the adjacent paddock. A wildlife pond with a decked area has been created in a sheltered position to the south west of the house. A further paddock lies in the ground to the north west, bordering the Firth Viaduct. STABLES By the paddocks to the front of the house is an L-shaped Saltire stable block set around a stone paved yard. It is of timber construction under a corrugated roof and comprises three large loose boxes with rubber mat flooring. There is an electricity and water supply and a control panel for the Shepherd electric fence system serving the paddocks. A second stable building is currently used as a log store but otherwise comprises two pony boxes. WOODHOUSELEE CASTLE The ruin of Woodhouselee Castle lies in a spectacular wooded setting to the north of Firth House. This dates from the 1500s and stands in what was a strategic position overlooking the North River Esk. All that remains are two collapsed barrel vaulted storerooms and part of a tower above a cliff plunging to the river.
