7 The sun room, located off the modern family dining kitchen, benefits from double glazing and has a beautiful view over open fields, the Earn Valley, and Moncrieffe Hill. The accommodation is heated by gas fired central heating, and a living flame gas fire in the large sitting room, as back up if required. There are open fireplaces in some of the other rooms although they have not been in recent use. The property is in a category C group along with the nearby church and outbuildings. It is set back from Manse Road and accessed via a tarmac, tree-lined drive which is shared by only 3 dwellings in all. The extensive garden is mainly south facing and enclosed behind a stone built wall, with timber fence screening on the south boundary. The gardens have been well tended, comprising mainly of lawn, with a small orchard, mature plants and trees and established pathways.
