4 Situation Searchfield Farm is located between the village of Hale and the small market town of Downton in the north west corner of the New Forest National Park. The farm has stunning views from the elevated woods at the eastern end of the farm down to the River Avon on the western boundary. Lot 1 Searchfield Farmhouse (shown pink on the sale plan) Accommodation An attractive Grade II listed farmhouse of brick under a tile roof extending to over 3,800 square feet with a good sized garden. The current accommodation comprises on the ground floor: reception/dining room, sitting room, study, kitchen, utility room and WC plus two further store rooms which could be a playroom/snug or similar with separate stairs leading to a further room above. 7 Gardens Surrounding the house on the west, south and east elevations is an attractive lawned garden with some mature orchard trees. Extending from the north east corner of the farmhouse is a small range of traditional buildings ideal for storage use except the Granary building which is missing the ground floor boards. Farm Buildings To the north of the farmhouse are the traditional dairy buildings which have planning consent for conversion to a four bed house; ancillary office; and a one bed holiday let. The large threshing barn in the north east corner was not included within the planning consent. The conditions of the Planning Consent have been met and it is therefore deemed to have been implemented. The conversions would be ideal either as separate dwellings or ancillary to the farmhouse. 8 Lot 2 shown green on the sale plan A block of about acres (50.1Ha) of arable, pasture and woodland running from the road with good access from the central farm track. The land is predominantly Grade 3 and used for arable with the pasture on the southern side. The woodland is mainly in and around old brick clay quarries and form cover for a small shoot on the farm. The farmland is currently let subject to a Farm Business Tenancy which is due to be surrendered at Michelmas The shooting is currently let to a local syndicate until the beginning of February Planning consent was obtained in 2000 for the restoration of the old quarries and the extraction of brick clay to the east but was not implemented.
