3 Location The plots are positioned around 10 km / 6 miles south of Perth by road in Forgandenny, an attractive conservation village in Strathearn. The land benefits from a picturesque rural location yet has immediate access to nearby towns and cities by road. Forgandenny has a primary school, a post office and convenience store, a Church originally of Norman origin and a bus service to Perth. Strathallan School, an independent boarding and day school for boys and girls aged 9 18, is located to the north east of the village in an approx. 150 acre campus. Perthshire is considered to be one of the most desirable counties in which to live in the UK and the nearby city of Perth has an excellent range of shops, professional services and leisure facilities. Perth also boasts a concert hall, several art galleries and a racecourse. There are primary schools in Forgandenny and Bridge of Earn and secondary schools in Perth. Private schools in the area include Craigclowan, Kilgraston and Strathallan, all within 5 miles of the site, and also Dollar Academy, St Leonards, Morrison s Academy, Ardvreck and Glenalmond. Perth (approx. 10 km / 6 miles), Dundee (approx. 34 km / 21 miles) and St Andrews approx. (42 km / 26 miles) are all located within a commutable distance. Edinburgh can be reached in approximately 45 minutes via the M90 and Glasgow in approximately 1 hour via the A9. Trains run regularly from Perth to Edinburgh, Glasgow, Dundee, Inverness and London. Forgandenny is ideally placed for enjoying the Perthshire countryside. The nearby Ochil Hills are popular for walking, riding and mountain biking and the more dramatic hills and mountains of Perthshire are a short drive to the north. For sporting enthusiasts Perthshire has numerous top class golf courses including Blairgowrie and Gleneagles, while the Open courses at St Andrews and Carnoustie are both within easy driving distance. There is salmon, trout and sea trout fishing on the River Earn and a superb range of fishing throughout Tayside. Pheasant and grouse shooting are also readily available locally. There is National Hunt racing a short distance away at Scone Palace.

4 Description The two plots for sale are located to the south east of Forgandenny and indicatively extend to approximate areas of Plot B 0.40 acres (1635 sq m) and Plot C 0.40 acres (1635 sq m). Plot A has recently sold with full details available from the selling agents. The plots as a whole comprise a broadly rectangular area of undeveloped open pasture ground split into two notional housing plots. The development opportunities have a well positioned edge-of village location with housing an appropriate extension to the existing layout of the settlement. To the north of the two plots runs the B935, over which lie a number of large detached homes and the entrance to Strathallan School. To the east of the land is open ground and a mature wooded area. To the south is further open ground (highlighted in green) which is also under the ownership of the vendor and may be available for purchase as amenity ground in association with the subject site.
