13 THE FARMLAND The land surrounds the farmhouse and buildings and comprises approximately acres (78.58 ha) in total of which acres (76.12 ha) is arable, 1.58 acres (0.64 ha) is pasture, and 4.10 acres (1.66 ha) is woodland. The land is divided into three Lots as shown below. The land is gently undulating and the fields are variable in size giving a beautiful outlook and also affording a rich environmental habitat. There are parcels of farm woodland which have been managed with environmental benefit in mind. The land is capable of supporting a small family shoot. Planning 168 Fobdown and 169 Fobdown were subject to an historic agreement moving agricultural ties from neighbouring cottages which are no longer part of the holding. It is understood this condition was removed in 1998 but the Council s records are incomplete on this point. Designations The land lies within a Nitrate Vulnerable Zone but is outside the South Downs National Park.
