We are delighted to be offering some 28 lots for sale at our forthcoming auctions in Norwich and Bury St Edmunds and very much look forward to welcoming clients, buyers and professionals to what we hope will be successful sales. At Brown & Co we will of course continue to do all we can to promote this method of sale, holding as we do four auctions per year in the spring, summer, autumn and winter in Norwich. We plan to hold at least two auctions in Bury St Edmunds this year and hope that this new initiative will enable us to spread the service further afield and our auction manager, Trevor Blythe, is spearheading this new approach which we are all very excited about. The auction team are more than happy to inspect property throughout Norfolk and East Anglia and we continue to have a reputation for selling a wide variety of property in the region from city terraced houses and large Victorian period properties through to farmhouses, country houses and land. This auction is no different, with a wide variety of property available and we are working very closely with our offices in Bury St Edmunds, King s Lynn, Holt and Sheringham, with property covering a wide area and we do hope we will be successful for our clients. Looking Back March Auction We were delighted with the result of our spring auction where we sold nearly 3.5M worth of property and sold 20 out of 22 lots including three lots sold prior. This represents a 90% success rate and we are thrilled that once again we have been able to show that auctions work and that we are able to maximise value for our clients.there were many highlights in a packed room with some 250 people squashed into the Assembly House. Three terraced houses in Yarmouth sold in excess of their reserves, confirming that there is a market for properties here. Other highlights included the sale of 68 Christchurch Road at 350,000, being some 70,000 in excess of the guide, and 4 Town Close Road, Norwich selling in excess of 100,000 above the guide. Both these properties are within the prime residential areas of Norwich and confirm that the market is very active and that there is a scarcity factor that is very relevant. Both needed renovation but premium prices were achieved. Land sold exceedingly well, again confirming that an auction is a good way of maximising value and achieving a decisive result over a given period. Land of around 4½ acres in Claxton sold for 96,000 and some 16 acres of agricultural land in Toft Monks sold for 202,000, representing a figure close to 13,000 per acre. Otherwise, cottages, bungalows and houses all sold well and the auction team are thrilled with the result and look forward to helping people with their property requirements in the future.
