4 Situation Surrounded by beautiful, unspoilt countryside, the small hamlet of Whitnage is about one and a half miles from the village of Sampford Peverell, which offers a doctors surgery, mini-market/post Office, farm shop, two inns, church and chapel, primary school, 9 hole golf course and driving range. Nearby is the Grand Western Canal, with horse drawn barge trips, walking and cycling on the tow path. Uffculme School, regarded as one of Devon s best state schools, is nearby to the property. Communications are excellent, with the M5 motorway and the North Devon Link Road being about two and a half miles away. Tiverton Parkway railway station is located alongside Junction 27 of the M5, with fast trains to London Paddington taking about two hours. The Cathedral City of Exeter is within easy driving distance and has all the amenities associated with a major regional centre, including an airport with national and international flights. Riding and walking are on the doorstep and Exmoor National Park is not very far to the north. Beach access is within easy driving distance, along the East and North Devon coastline. Willow Lake (about 0.5 acre) averaging 5ft deep. It holds carp to 15lbs, tench to 7lbs, crucian carp, with plenty of smaller rudd. Kingfisher Lake (about 1 acre). Depth averaging 6ft but up to 10ft. Golden tench to 5lbs, roach to 1lb 8oz, bream to 8lbs, together with Carp in the high teens. Planning Consent Consent has been granted for the erection of four holiday lodges. Viewing Strictly by prior appointment through the agent, Stags, on Directions Leave the M5 at Junction 27 and head for Tiverton on the A361. Almost immediately exit by the slip road towards Sampford Peverell. At the roundabout, turn right, crossing over the dual carriageway. At the next roundabout go straight over towards Holcombe Rogus. After half a mile turn left to Whitnage and, after a further half a mile, turn right at Stonesland Cross. Half a mile more, turn left at Pitt Crossroads.
