Description Built in 1872 Carr Hall Farm presents a rare opportunity to purchase an impressive period house with a range of traditional buildings which provide a substantial annual rental income together with the possibility of further uses and business opportunities. This attractive range of buildings was constructed in 1872 (the date being set out on the end elevation) and includes a range of appealing architectural features including blue roof tiles, a bulls eye window and exposed brickwork and structural features within the interiors. Adjoining the traditional buildings are concrete yard areas with parking for at least 20 vehicles. 4 Land A key feature of Carr Hall Farm is the mixture of grazing land and woodland extending to circa acres in total. This land lies to the west and south of the house and with Carr Hall Farmhouse benefiting from extensive views over this area. The grazing land is divided into seven enclosures, six of which benefit from access to water troughs, the seventh having a natural water supply, and all bounded by stock proof fencing. The woodland comprises a mixture of young and mature trees including a variety of coniferous and broad leaf species. It also provides a home for many species of wildlife including buzzard, kestrels, sparrow hawks, barn and little owls, woodpeckers, jays, pheasants and it is not unknown to see the odd heron there as well. The calls of curlew, nightingale and other song birds are a familiar sound at Carr Hall, The woodland is a lovely feature of the property, through which runs Black Brook, and it offers opportunities for a variety of amenity and potential commercial uses, subject to any necessary consents. Purchase options Carr Hall Farm can be purchased as a whole (the areas edged blue and red on the sale plan) or alternatively a smaller portion of the property is available (edged red only on the sale plan). This reduced offering includes the farmhouse, courtyard of traditional buildings (building 2.), and two modern farm buildings (buildings 5. and 6.). 6 Fixtures and fittings All carpets, curtains, and light fittings are included in the sale, but the garden ornaments are excluded though some may be available by separate negotiation. There may also be certain items within the buildings and yard areas which are available for sale. Services The property benefits from a mains water supply to the house and traditional buildings with the modern buildings and field troughs supplied from a shared well. The house and part of the traditional buildings are heated via oil fired central heating systems. Drainage is to two private systems. None of the services, heating installations or appliances have been tested by the selling agents. Tenure Carr Hall Farmhouse, the modern buildings, grazing and woodland will all be sold with vacant possession. The traditional buildings (Building 2), comprising the Carr Hall Farm Business Centre, a number of the ten units are presently let the others being sold with vacant possession and will be sold together with the benefit of but subject to the tenancies currently in place.
