2 The Farmhouse at Hill Farm An outstanding Grade II listed farmhouse in a prominent position overlooking The Common. The house has been comprehensively refurbished, renovated and extended with a wealth of period features throughout. The recent works include complete re-wiring, re-plumbing, re-roofing, re-pointing, insulation, all new bathrooms and kitchen and installation of underfloor heating. History Hill Farm is steeped in history and was originally built in the mid/late 16th century as a timber framed house. Hill Farm was under the probable ownership of Peter Thellusson in the late 1700s. Thellusson carried out a comprehensive refurbishment and enlargement and set a legal precedent in the way he left the property to his sons, which still stands today. From 1850 the ownership transferred to the Longman family who owned the Shendish and Barn Estates locally. The tenant at the time was a Mr Thomas Butler who retained the farm until 1922, the tenancy changed hands a few times thereafter and it remained in the hands of the Baldwin family who farmed Hill Farm until it was acquired by BuildRiver, highly renowned local developers, in BuildRiver brought in archaeological historians, an architect and conservation specialists to carry out a comprehensive re-design and refurbishment of the interesting barns, Coach House, outbuildings and Farmhouse over the last two years. The Farmhouse retains many original features throughout and materials used in the refurbishment include locally sourced bricks, handmade clay tiles, limed

3 plaster, hemp and lambs wool insulation. There is underfloor heating, stunning bathrooms, exposed beams throughout, sound system, lighting control, sash windows, solid oak doors and some original shutters. Description The house is approached through electronic gates with a driveway to the oak-framed open bay garage. Accommodation On the ground floor there are six excellent reception areas and an impressive vaulted kitchen/breakfast room with a comprehensive range of bespoke wall and floor cupboards plus integrated appliances, together with full height bi-fold doors to the garden.
