2 Location The property is located to the east of the village of Seighford in Staffordshire and lies approximately three and a half miles from the M6, Junction 14. Directions Leave the M6 at Junction 14, head west on the A5103 to Great Bridgeford for approximately three miles and turn left onto the B5405. After approximately 400m bear left onto Clanford Road, continue for approximately one mile, taking the second left for Seighford Village, continue through the village, then after a right hand and left hand bend Lot 1 is located on the left hand side. The Land The land at the Moors, is a combination of productive grazing and mowing land, with the majority suitable for arable cropping. In general the land is relatively flat and free draining. The boundaries are a combination of post and wire fencing or mature hedgerows. In total the land extends to ha ( acres) and is being offered in three lots or as a whole.
3 Lot 1 (Shaded red) Lot 1 consists of 51.46ha ( acres), with the land currently down to a mixture of grass and stubble. The land has roadside access with gateways directly onto Seighford Road and also benefits from access up the hardcore track between Lot 1 & 2. 4 Lot 2 (Shaded in Blue) Lot 2 consists of ha (79.39 acres) located to the north of lot 1. This land is again all sown down to grass. The land is accessed via a stone track leading from the village of Seighford and also via the access track up Moors Lane. In the south east corner of field 20, is a set of cattle handling facilities. This lot comprises of a single field enclosure, currently down as grass. The field has roadside access. Number Field Number Area (ha) Area (ac) 34 SJ Total Agri Environment Schemes Part of the land is entered into an Entry Level Stewardship Agreement, which commenced on the 1 st November 2011 and will run for 5 years (Ref: AG ). The remaining land is entered into a Countryside Stewardship Scheme, which is due to end on 30 th September 2014 (Ref:12CSS011477). The use of certain fields are restricted under the agreement. 5 Single Farm Payment Entitlements The land has the benefit of (ha) non SDA Single Farm Payment entitlements, which will be transferred to the successful Tenant(s) free of charge on commencement of the tenancy. The successful tenant will be required to return these entitlements at the end of the term of the tenancy free of charge. Further details can be obtained from Matthew Bell at H&H Land and Property Ltd. Water Lot 1 & 2 The current water supply will be disconnected to Lot 1. There is a water supply near to Seighford road cottages which is currently unused, but is available to both Lots 1 & 2. Lot 3 This land does not have a water supply. Boundaries The boundary fences and gates must be maintained by the Tenant(s). Rights of Way and Wayleaves The land will be let subject to all existing wayleaves, rights of way and easements. The Landlord or his agents reserves the right to walk on the land for inspection. Optional Ingoing s The cattle handling pens in Field 20, can be taken over from the current tenant at a cost of 1,180. This is an optional ingoing and if the new tenant does not require the cattle handling pens they will be removed.
6 Sporting Sporting over the holding will be reserved in favour of the Landlord subject to the Tenants rights under the Ground Game Act as to his/her responsibility to keep down rabbit numbers. The Tenancy Agreement The successful applicant will be required to sign a 5 year Farm Business Tenancy commencing on the 25 th March The tenancy is a full repairing and insuring with the rent payable each month in advance by standing order. Viewings The land may be viewed at any reasonable time with a copy of these letting particulars constituting authority to view. Anyone viewing is asked to close all gates and take care in fields with livestock. The decision of the Landlords will be final and binding. 4.
