2 Introduction The land is located adjacent to Walsham Road north of the Mid Suffolk village of Finningham and comprises one single productive arable field. In total, the fields extend to approximately acres (16.40 ha). Method of Sale We are instructed to offer the land by private treaty inviting offers for the whole with the intention of achieving exchange of contracts as soon as possible with completion set for 1st September A deposit of 10% of the purchase price will be payable on exchange of contracts. A holdover until 1st October 2016 will be reserved to harvest the growing crop. The land is for sale freehold with vacant possession being given upon completion. The land is located adjacent to the B1113 with two gateways directly off the public highway. Description The land comprises a productive block of arable land contained in one parcel. In total, the land extends to approximately acres (16.40 ha) and is shown for identification purposes outlined red on the enclosed plan. The land is shown as Grade 3 on the former MAFF Land Classification map and of the Beccles 1 (711r) Association and Hanslope (411d) Association soil type, being a chalky till suitable for the growing of arable crops and grass. The land is drained throughout and is currently cropped with winter wheat and spring beans. Viewings At any reasonable time, with particulars in hand, by prior arrangement with the Agents. Given the potential hazards of a working farm and its associated machinery, we would please ask that you be as vigilant as possible for your own personal safety when making inspections of the holding. Rights of Way, Wayleaves, Easements Etc. The property is sold subject to and with the benefit of all rights of way, wayleaves and easements that may affect the land. There is a known bridlepath along the northern boundary. 3 Town and Country Planning The property is sold subject to any development plans, Tree Preservation Orders, Ancient Monument Orders and Town and Country schedules or other similar matters as may be or come into force. Outgoings The land is sold subject to any drainage rates and other outgoings that may be relevant. VAT Should any sale of the land, or any right attached to it become a chargeable supplier for the purpose of VAT, such VAT shall be payable by the purchaser in addition to the contract price. Basic Payment Scheme The land is registered under the Basic Payment Scheme and hectares of Normal Entitlements will be transferred to the purchaser upon completion. The Vendor will retain the Basic Payment Scheme income from the 2016 scheme year. The purchaser will indemnify the Vendor in respect of all action, cost, claims and demands in connection with any failure on the part of the purchaser to comply with Cross Compliance requirements in respect of the 2016 scheme year.
