4 Introduction The land occupies a prominent position to the North of Shoreham-by-sea and the A27 Shoreham flyover with the A283 and with road frontage and access from the Steyning Road and also falling within the South Downs National Park. The land enjoys an attractive backdrop to the South Downs with Lot 2 forming part of the lower slope of the Downs and with areas of attractive permanent pasture to the edge of the brookland drains to Lot 1 & 3. Lot 1 has formed the base of a successful car boot sale site run for the last 16 years creating a favourable turnover during the course of the year run under the 28 day permitted planning rule which provides for up to 14 days in year for holding a market (to encompass car boots). The car boot sale seasons runs from May with a sale every Sunday throughout the summer (weather permitting) from 7am start for sellers and 8am for the general public. Car sellers are currently charged at 10 and an extra 2 with trailers, vans from 12 and general public parking at 1. There is felt to be good potential for further growth from the prominent position with separate gated access into Lot 1 and separate gated access leading to a track to Lot 2.
