2 GENERAL INFORMATION: An opportunity to purchase approximately 4.13 acres (1.67 ha) of grassland located in a sought after location, approximately 0.3 miles off the Stamford Bridge (A166) Road. This is approximately 4 miles to the east of York and approximately 1.5 miles to the west of Stamford Bridge. This is a sheltered block of grassland currently fenced for small ponies. It is identified on the attached plans. DIRECTIONS: From the Agents office turn right onto Murton Lane. At the junction turn left and continue towards Stamford Bridge for approximately 3.0 miles, when you will enter Gate Helmsley. Continue for a further 0.3 miles and turn left onto The Lane. Then continue for approximately 0.3 miles where the land will be found on the right-hand side located by the Auction House For Sale Board. The nearest postcode for the land is: The Lane, Gate Helmsley, York, YO41 1NL DESCRIPTION: The land is level in nature and laid to grass suitable for the grazing of horses and livestock. The land has the benefit of a timber framed pole barn and numerous field shelters and stores constructed by the vendors. The land is fenced for small ponies and is further enclosed by mature hedgerows to all boundaries, creating private and sheltered grassland paddocks. The land offers a hard standing off road parking area at the entrance of the property, with a further turning area suitable for trailers and small lorries. Adjacent to this there are two small fenced paddocks, one previously used as a ménage and exercising arena, currently laid to grass and one used as a holding and handling area. The land has the benefit of a field barn which is of pole and timber frame construction, with a corrugated tin roof extending to approximately 45 x 30. The field barn is clad entirely to 3 elevations with a combination of timber boarding and timber sheets and is part clad and part open fronted to the southern elevation. The barn is currently used for loose housed pony stabling and offers the potential to be split into further individual stables. Water is connected to the property, with water connections located at the main field barn and along the northern most boundary of the field. Approximate locations of the water points are located by a W on the attached plan. The land would suit those with equestrian and small holder interests, as well as those looking to increase the size of their agricultural holding. There may also be some future potential for change of use of the site subject to the necessary planning consents.
