4 GENERAL Achvraid sits on an elevated site, in a peaceful location on the south side of Inverness. It enjoys truly outstanding views over the city and the Moray Firth to the Black Isle and beyond. It is only a few minutes drive from Inverness city centre, yet shortly after leaving its boundary, the road narrows to a single track that meanders through pleasant pastureland. Achvraid therefore benefits from all the advantages of a quiet rural location, whilst also having all the conveniences of a modern, vibrant city nearby. Inverness is a prosperous city, benefiting from excellent communications and inward investment and yet, as the city has grown, it has lost none of its Highland cultural identity, which can be seen in its strong sense of community and thriving arts scene. It has all the facilities of a modern city, with the major roads from north, south, east and west converging here, giving easy access and acting as a gateway to the Highlands, an area of outstanding natural and unspoilt beauty offering world-class sporting and leisure opportunities. Inverness Airport, about 7 miles to the east, offers regular flights to the south and parts of Europe. DESCRIPTION Achvraid, which dates back to the late 1800 s, offers a great opportunity to acquire an easily managed rural property in an outstanding setting with a lovely family house and the charming Horseshoe Cottage nearby. The house itself provides comfortable and spacious family accommodation and the recently converted two bedroom holiday cottage provides useful letting income. The former farm buildings now provide excellent equestrian facilities including a range of Saltire loose boxes and, along with the three grass paddocks, make Achvraid ideal for a family with ponies or horses. Until recently, Achvraid has been run as the Forbesfield Stud and is still registered as such. The house sits in well kept grounds, seen in the immaculate verges along the drive, the generous gravel sweep in front of the house and the post and rail fencing surrounding the paddocks. The impact of the exceptional panorama to the north and east is heightened by the grounds, especially the uninterrupted views over the open field to the front of Achvraid which is part of the sale. Here, lying spread out along the shores of the Moray Firth, is the city of Inverness and, beyond that, some of the most well known landmarks in the area, from historic Fort George, across the Moray Firth, to the Black Isle and Chanonry point and the land beyond. This ever changing panorama creates a unique setting in which to live, comparing from above the day-to-day bustle and routine of a city set in a rural landscape. In the renovation of the house, buildings and grounds at Achvraid, careful thought has been given to the way the property could be used and how the excellent equestrian facilities could be both accessible and yet not impinge on the house and its gardens. To ensure this, the loose boxes have been housed in the traditional U-shaped steading lying to the side of the house partly screened by trees; the paddocks lie in a crescent shape around the steading and are all similarly fenced to give an ordered and uniform look. ACHVRAID HOUSE On its purchase by the current owner in 1998, the house was renovated and refurbished and today is a comfortable, well appointed and easily managed family home. On entering the house, the porch leads to the main hall from where there is access to the drawing room, a delightful room with an open fire and stunning views, while an open square arch leads to the morning room. There is also a study with wood burning stove on this floor and one wing of the house is given over to the kitchen, dining room and conservatory all of which lead off each other. The kitchen is fully fitted with modern units with polished granite worktops, an oil fired Rayburn which also heats the water, and integral appliances including an electric double oven. From here, an open square arch leads to the bright and spacious dining room, which in turn leads to the conservatory with its stunning views. On the first floor of the house, the landing is bright and spacious with a linen cupboard and generous storage. All of the bedrooms benefit from the wonderful views, while one has its own balcony. The master bedroom is a beautiful and light filled room, while off it is a modern and well appointed shower room. The remaining bedrooms all have wash hand basins. GARAGE Adjacent to the house is an integral double garage with power, light, double sliding door and housing the oil fired boiler. HORSESHOE COTTAGE Horseshoe Cottage lies adjacent to the steading and was imaginatively converted from a former tractor shed in It is successfully let as a holiday cottage and even in this short time has established an excellent

5 occupancy, much of which is from repeat bookings. The cottage has been registered with the holiday letting agents Unique Cottages. As you enter the cottage, the well-lit porch with cloakroom opens into the lounge, a comfortable room with views across the fields to the distant hills. From here a square arch opens to the dining kitchen with its modern units, electric oven and gas hob and integral appliances. On the first floor there are two double bedrooms and a light airy bathroom with a shower over the bath. GARDENS The garden at Achvraid lies mainly to the rear of the house where the lawn is sheltered by a semi circle of mature trees. Through here there is a woodland walk planted with bluebells which leads to the upper terrace of the lawn. Narrow beds planted with a mix of roses, shrubs and flowers edge the grass, while to the side of the house is a shrubbery underplanted with spring flowering bulbs. A flagstone patio immediately to the rear of the house provides a sheltered and sunny sitting area. There is a small enclosed garden to the front of Horseshoe Cottage. THE STEADING The steading at Achvraid is U-shaped and of traditional stone and slate construction. The steading is in good condition and houses the range of 10 Saltire loose boxes, including a stallion box and a foaling box, a feed store and a hay/carriage shed with large double sliding door. THE PADDOCKS There are three useful grass paddocks totaling in all some 1.65 acres (0.67 ha) ideal for horses or ponies or indeed for other livestock if required. All paddocks are well fenced.
