2 About us For more than 30 years County Gate Properties have been building stylish, quality homes. 4 BEVINGDEAN COPSE NORTH CHAILEY Location North Chailey Bevingdean Copse is situated to the south of the village on the edge of the beautiful Chailey Common. Immediately opposite is a pedestrian gate into Memorial Common, it is lowland heath, a nature reserve and a Site of Special Scientific Interest. In total The Common consists of 450 acres of lowland heath divided by tracks giving access to private properties. It provides a truly incomparable environment for delightful walks where on a fine day the South Downs can be seen stretching from Lewes on the left away to the Jack and Jill Windmills at Clayton to the right and beyond. Haywards Heath to the west offers a wide range of amenities including a new Waitrose store and a wonderful selection of restaurants. It also has an excellent mainline railway link to London where frequent trains provide easy access to London Victoria (approximate journey time 50 minutes) and London Bridge (approximate journey time 62 minutes). through the town centre and the South Downs National Park provides a dramatic backdrop to the townscape. Lewes is a unique shopping and leisure destination, offering a wide range of local shops, independent boutiques, cafes and restaurants. The area is extremely well served by schools with Chailey and Newick both having primary schools and the highly praised Chailey senior school. It s GCSE results are excellent and has been sustained year on year with students achieving well above expected progress, and in comparison, with national levels of attainment. As a result, the school has been chosen to be the English Hub and Modern Foreign Languages Hub for East Sussex. An excellent range of private schools are easily accessible including Great Walstead in Lindfield, Ardingly College, Cumnor House at Danehill and Lewes Old Grammar school within Lewes. There is also the notable Chailey Heritage school within the Common A choice of wonderful country pubs abounds with one of the best places to eat the nearby Five Bells. While the lovely village of Newick offers a doctor s surgery, bakery, chemist and pubs situated around the village green. Sheffield Park Gardens provide a wonderful 250 acres of landscaped gardens bordered by historic parkland and woodland to explore. This together with the Bluebell railway offers a special day out. The historic County Town of Lewes, approximately a 15 minutes drive to the south, offers a fantastic place to spend time in. The beauty of the town s architectural heritage interplays with both the Rriver Ouse as it meanders The famous Glyndebourne Opera House is approximately 12 miles away on the outskirts of Ringmer. There is racing at Plumpton, Brighton and Goodwood, golf at Lewes and the East Sussex National, and sailing at Brighton.
5 North Chailey is located within the heart of Mid Sussex and is well served by the neighbouring towns of Haywards Heath and Lewes, and the nearby larger village of Newick, whilst retaining its quiet rural character.

8 Energy Consumption and Sustainability Bevingdean Copse has been designed and constructed to reduce its energy consumption and carbon footprint when lived in. The process starts at the design stage of the fabric of the building and is followed through during the construction phase. 13 Specification Lighting Our lighting design for these homes is at the forefront of current thinking in terms of energy consumption and quality of light. Almost all of the light fittings are LED technology which has the benefit of consuming very little energy whilst emitting a warm white light. Dimmer switches are fitted to principal rooms. Externally there are light fittings by the front and rear doors and onto the rear patio. The vaulted ceilings in the first-floor reception room and the master bedroom are lit by concealed LEDs in the cornice. Flooring and Stairs Engineered oak floors are fitted throughout the ground and first floors of these houses, except where porcelain tiles are installed. In the ground floor kitchen/living/dining room we have installed porcelain tiles. In the bathrooms and shower rooms we have installed porcelain tiles to the floors. The stairs are finished in oak throughout. All you need to do to complete the picture is fit rugs and runners, creating your own distinctive look. Heating On the ground floor there is under floor heating and on the first floor radiators, both being powered by a high efficiency gas boiler with thermostatic controls. Towel warmers are fitted in the bathrooms and shower rooms. Hot water is provided by a pressurised hot water system. Wood Burning Stoves In the kitchen/living room on the ground floor and in the first floor living room wood burning stoves have been installed. A lovely focal point on a cold winters day.
14 Specification Bedrooms The wardrobes are a beautiful design, made in Italy, and finished in matt white lacquer. In all bedrooms they incorporate hanging rails, shelves and drawers. In the master bedroom they are more elaborate including bedside cabinets. Television, telephony and the web Each house is fitted with a satellite dish and wired for Sky Plus and Sky Q to the reception rooms and bedrooms. The houses are wired for data with cat 5 cabling back to a hub in the garage. Telephone points are provided in each house. External The kitchen/living room and dining room flow out onto a spacious patio. The garden for each house is finished with turf. External lights are fitted around each house. Peace of Mind Each house comes with a twelve year BLP Housing Warranty Insurance Policy. Tenure The houses will be sold freehold.
