3 Situation Field View is situated in a wonderful position overlooking fields, woodland and Burton upon Trent golf course. The property is near to the village of Bretby to the east of Burton upon Trent town centre and to the north of Ashby-de-la- Zouch. Description Construction of Field View was completed in November This is a very impressive property which been built to a very high specification and includes underfloor central heating, Worcester Oak doors, oak staircase, high quality sanitary ware and wall and floor tiling, and a most impressive living/dining kitchen with bi-fold doors opening to the rear, providing lovely views over the surrounding fields and the nearby golf course. The sink unit incorporates an instant hot water tap, a double bin cupboard and two tall pantry cupboards with electricity points and which are useful to house the microwave, kettle and toaster. Other impressive features of the kitchen include display cabinets and alcoves with lighting, pelmet lighting and usb points. The kitchen extends into a spacious living/dining area with French doors overlooking the paddock and a superb range of full height bi-fold doors leading out to the rear patio area which provide fantastic views over the surrounding fields. There is a remote control gas wood burner effect stove and fabulous Italian hammered tile flooring with underfloor heating throughout. Off the kitchen is a generous utility/laundry room which has a range of base cupboards with built-in washing machine and tumble dryer. Full height cupboards to one wall incorporate a built-in freezer. A rear door leads to a side paved area adjoining the paddock. There is a dual aspect study off the utility room, which could be utilised as a snug or fifth bedroom if required. Also off the entrance hall is the family living room and a ground floor guest bedroom. The living room has a contemporary log effect electric fire set within a modern white surround with display shelving. French doors with full height windows on either side open onto the extensive patio area and provide lovely views over fields. The ground floor bedroom has its own fully tiled en suite wet room with rain shower head and vanity cupboard. Also on the ground floor is an airing cupboard under the staircase. A wonderful oak staircase with tread lighting leads to the first floor and a galleried landing with LED lighting along the skirting. The master suite is most impressive and comprises a bedroom with full height gable end windows and French doors opening onto a Juliet balcony, allowing the owners to enjoy the wonderful views. There is a generous en suite bathroom fully tiled with Travertine tiles and comprising a contemporary free standing bath and LED lighting within the floor tiles. The spacious walk-in dressing room has ample hanging space and shelving. There are two further double bedrooms on the first floor, along with a family wet room with Travertine tiling. Outside Field View is approached by a private driveway with tumbled stone pavers and external lighting, which leads to a detached garage and provides parking for several vehicles.
