Sitting on the cusp of East and West Hove, and bordering the Pembroke and Princes Conservation Area, this exceptional family home is perfectly located for families who find it convenient for schools, entertainment, transport links and the beach. The fashionable shops, restaurants and cafes of Church Road are just minutes away on foot, or you can escape the city by train or car in the same time. It sits within the Old Hove Conservation Area, and it is a fine example of late 19th Century architecture, with canted bay windows and its features picked out in white on its pale gault brick façade. Set well back from the road by a neatly planted and scented front garden, the entrance has an air of grandeur with a cast iron gate, sphere capped pillars and the original tiled path leads the way to your door. Upon entry, the scale and beauty of this magnificent home become immediately apparent. The wide and welcoming entrance hall has yet more original tiling, and the ceilings soar; adorned with the most exquisite plasterwork. In a home of this size, the rich and opulent tones and prints of the Victorian era do not overwhelm; indeed, they add to its prominence, and can be found throughout the three main reception rooms on this floor. Juxtaposed, the kitchen is a contemporary space with underfloor heating, built just eight years ago to the highest specifications and using only the finest materials. While it is low maintenance with neat brick paving, there are lush green borders which provide dappled shade and privacy, and although it is technically east facing from the house, it is open to the south so it is a real suntrap throughout the summer. From here you can access the double garage which has an electric door with key fob entry, and from your car you would drive in via Brooker Lane. This is a rare find in such a central location, and a real bonus when parking is at such a premium in the city. Returning to the house, carpeted stairs lit through stained glass windows, lead you to the first-floor half-landing where the family bathroom and separate WC are ahead. This has the original Victorian pedestal decorated with flowers and a high-level cistern, and the bathroom is traditionally styled with a shower over the bath. A few more steps lead you to a spacious landing, and from here there are four double bedrooms, almost mirroring the reception rooms below them. Period decoration, high ceilings and grand fireplaces continue in these rooms, and they are generous enough for king size beds and several pieces of freestanding furniture. Some rooms have hand basins, and some have traditional wardrobes built in to the alcoves, but all have tranquil and leafy views from their windows. Facing west, the master bedroom also has an en suite shower room which has a pebble inlay floor to remind you just how close to the beach you are, a walk-in shower with a stylish curved glass door, and a contemporary hand basin set into a bespoke wooden plinth with shelves for your toiletries and towels. Two further double bedrooms are found on the top floor, and while these have not undergone the same level of decoration as the floors below, they are again, sizable rooms which so much potential. They hold a vast amount of storage in their eaves and you could transform them into a second master bedroom en suite to add value. This is a really happy home with a wonderful energy, and it is perfect for both entertaining and raising a family.
