4 SITUATION The Old Vicarage is situated in the most extraordinarily central position, right in the heart of the historic core of Cambridge, adjacent to St Clements Church and facing St John s College on Bridge Street. All of the city s cultural, recreational, shopping and educational facilities are close at hand. Bridge Street features many restaurants and the River Cam passes Magdalene College nearby. There is schooling at nearby Park Street primary school together with renowned independent schools in the west and south of the city. There is access to the M11, west of the city (Junction 13 south) which in turn leads to the M25 and London with Huntingdon Road leading to the A14 to the north west and the A1, M1 & M6. Mainline rail services are available from Cambridge station serving London s Liverpool Street and Kings Cross stations from around 45 minutes. DESCRIPTION The Old Vicarage is a substantial property, which dates from the 1620 s. Acquired by the present owner in 2009 the property was subject to a comprehensive renovation and improvement programme and is now presented in excellent order inside and out. It is an extremely rare opportunity to acquire a detached house of this scale in such a prime position within an area where very few properties of this size are in private hands. The renovation and re-planning of the accommodation was masterminded by the renowned conservation architect Oriel Prizeman and included the removal of a modern extension which has been replaced with a garden room/dining room with limestone flooring, a utility room with w/c and shower are adjacent to a cloak room. A limestone rooftop terrace, for alfresco dining occupies the first floor. The whole of the exterior was lime rendered and finished with an appropriate limewash in an appealing yellow ochre finish. A beautifully appointed dressing room, which could be used as a bedroom if required, has bespoke black American walnut cabinetry leading through to a bathroom which has separate shower, w.c. and a roll top bath with tumbled marble mosaic tiled floor and walls. A small study, with built in shelving is at the eastern end of this floor together with a glazed French door leading off the landing onto the enclosed limestone paved roof terrace which provides a private space for sitting out or a vantage point for watching the world go by on nearby Bridge Street. The bespoke kitchen, on the lower ground floor has natural light from south facing windows and a French door leading up limestone steps to the garden and a limestone paved terrace enclosed by wrought iron railings. In order to create sufficient head heights the floor of this level was lowered and underfloor heating, integrated uplighters and covered power points were installed to the whole 8.76 m long space. To one end is a range of white painted kitchen units with a central island over which is a light white with grey veining granite work surface. A range of integrated appliances includes a two-drawer dishwasher, a Lacanche range cooker with four gas burners and two plate electric induction hob. A John Lewis American style fridge/freezer with wine cooler is built into a matching range of units at the end of the room. There is gas fired remote controlled fireplace with 19th Century hand carved limestone surround. A deep pantry cupboard is set into one wall and there is also a study area with built-in desk. On the second floor are two double bedrooms each with a gas fired remote controlled fireplace and south facing dormer windows. Both bedrooms are complemented by adjacent bathrooms. The overall quality of the fittings and renovation make the property stand out as one of the finest houses to come to the market in central Cambridge in recent years.

7 HISTORIAL NOTE The Old Vicarage stands within the churchyard of St Clement s Church a medieval building, still in use today that dates back to the 12th Century. The records of a Chantry House on the same site as the Old Vicarage date to the early part of the 15th Century and whilst this building is long gone the Old Vicarage may have been built on the same site or on the original medieval foundations of the earlier building. The current house dates from 1620 s and reference to it is found in a Lease granted in 1627 within the St John s College archives where it is described as newly builded. The building appears to have been designed to be occupied as two dwellings and has passed through many private as well as institutional hands over the Centuries including at one stage being used as a school for the poor children of the parish. More recent history includes occupation by Francis Crick, one of the Cambridge scientists who discovered the double helix shape of DNA who lived on the top floor in the 1950 s. The two top floor bedrooms are named after the previous owner and occupants Crick & Faber. GARDEN The delightful landscaped garden is situated in front of the house overlooking St Clement s church towards Bridge Street. There is a mature willow tree, a banked flower and herbaceous border and the whole is enclosed within willow woven fencing.
