4 Location Newton is a popular and conveniently situated village with a fine Parish Church and well regarded public House (The Queens Head) 5.5 miles south of Cambridge. There are local facilities in the nearby village of Harston 1.1 miles to the north and further excellent facilities in Great Shelford which has a well regarded butcher, delicatessen and shops for everyday needs together with a mainline railway station serving Cambridge and London Liverpool Street (8 mins and 1 hour 24 mins respectively). Town Street is a no through road serving a range of properties including Newton Hall and Newton Manor together with the parish church of St. Margaret which is directly opposite Manor Farm. The high tech University city of Cambridge has comprehensive shopping, cultural and recreational facilities together with renowned independent and state schools. Access to the M11 (Junction 11) is at nearby Hauxton/ Trumpington leading south to Stansted Airport, the M25 and London and to the north to the A14 which in turn leads to the A1, M1, & M6. There is a Park & Ride at Trumpington together with designated cycle routes leading into the city from Harston and Great Shelford. The latter leads directly to Addenbrookes Hospital and the new Bio-Medical campus.

5 Description Manor Farm is a striking Queen Anne style Grade II listed house with origins believed to date back to the 1600 s. The listing states that the property is largely early nineteenth century with a raised ground floor reached by steps with original railings. The front elevation is typical of the Georgian/ Queen Anne era with rendered elevations incised to look like ashlar blocks with symmetrically placed double hung sash windows under a steeply pitched hipped roof with two projecting dormers. The ground floor is entered through a panelled door with two glazed inserts which opens into a wide, entrance hallway with an elegant sweeping staircase and curved handrail. To either side of the hallway there are two beautifully proportioned dual aspect reception rooms with open fireplaces and matched alcoves either side. To the rear of the hall is a refitted cloakroom and a doorway into the kitchen/breakfast room, with a good range of units, two oven Aga and access to a walk-in pantry and larder. There is also a large laundry room together with further storage/wine cellars beneath the ground floor in addition. At first floor level there are five bedrooms, an ensuite shower and a family bathroom, both refitted in relatively recent times. Within the roof space there are two attic rooms which are currently accessed via a steep ladder type staircase. The previous owners obtained consent in 2005 to put in a full staircase (through bedroom 5) to access this floor. We believe that this consent has been implemented through other works (further information and plans are available through the vendor s agents). To the west of the main house is a separate barn which has recently been converted to provide around 1541sqft of high quality accommodation arranged over two floors together with attached stores/ plant room and an integral garage. The property has three bedrooms, all with adjacent or ensuite bath or shower rooms and the conversion has carefully preserved or re-used historic original materials such as lateral planking and exposed beams. One of the upper floor bedrooms has the original dovecote entries glazed as feature windows together with wood lined ceilings and exposed beams. The ground floor is accessed via the original tack room from the time that the barn was used as stables and the original saddle racks, open fireplace and brick fireplace give more than a nod to the past use of this historic building. The study area, beyond the dining and sitting areas has a glazed wall facing out into the gardens to the side of which is evidence of the original wattle and daub encased by a large glass panel. The whole of the ground floor in the barn has under floor heating which is supplied by a ground source heat pump, ensuring economic heating costs. The property is approached via a drive flanked by recently constructed rendered walling with hard wood remotely controlled gates which open into a shingled parking area. To the right hand side is a newly built oak framed cart lodge garage with adjacent store. The grounds have been expertly landscaped by award winning Tristen Knight Design and feature cobble edged lawns, flower and shrub borders, extensive planting and a board walk which connects the house with the barn. A second set of gates allow the barn to be used independently from the house. To the western elevation of the main house is a deep paved terrace enclosed by dwarf walling and from there a delightful view of the remainder of the gardens opening out to the west. A large pergola and a further terrace sit adjacent to the barn and the whole backs onto open pastureland in the ownership of the Newton Manor estate. In all approximately 1.1 acres
