3 Introduction Abdale House is a 16th Century Tudor Manor House with Victorian additions. Apparently King Peter of Yugoslavia and some of his cabinet sheltered here during World War II and it was also used by the Polish Air Force as a radio station in this period. Abdale House was then purchased by the current family in The Property offers great opportunity to establish a wonderful family home or, given its location and close proximity to London, as a leisure facility providing a venue for weekend retreats. In addition is the opportunity to develop the outbuildings; in particular the traditionally built barn and garage units that could become another dwelling (subject to any necessary consents). There is also a total of approximately 21 acres of paddock land that is currently used for equestrian grazing. Other leisure and amenity uses, or even long-term development would all be subject to planning. Situation Abdale House and Northside stand in a secluded rural location set back from Warrengate Road. A gravelled drive leads to both dwellings. The Property has extensive gardens with mature hedges and trees. There is a barn and garaging and the whole extends to approximately acres (9.673 hectares). There are number of residential properties to the south beyond the grazing land, and another group of properties beyond the outbuildings to the north with access from Abdale Lane, a Byway Open to All Traffic (Byway 5A). There is a small wooded area to the northern boundary along the eastern side of the Property. The Property lies to the south of the hamlet of Water End, which is a pleasant area of traditional style dwellings and includes a country pub, known as the Woodman. It is approximately 1 mile from Brookmans Park, 3 miles from J1 of the A1(M) and J23 of the M25. It is also only 2.9 miles from Potters Bar Railway Station which provides direct trains to London Kings Cross within 16 minutes. Lot 1 (edged red on the plan) Comprising Abdale House and gardens, the adjoining annex known as Northside with adjacent tool shed, garage and store, and paddock land. In all the built element extends to approximately 7,593 sq.ft and the land to 9.32 acres. The barn, formerly a stables, adjoins a dwelling under separate ownership to the west. Lot 2, which also includes a small area of mature woodland to the east, offers a number of possible opportunities for residential development, subject to planning. Access is available directly from Warrengate Road Lot 4 (edged green on the plan) Lot 4 comprises 9.3 acres of grazing land with direct access onto Swanland Road.
