The property Meadowland was conceived in 1964 by Morris and Steedman, Architects, in conjunction with the current owners who have lived there for over 50 years. Building commenced in mid 1965 and was completed in early 1966 with the south wing added later in Morris and Steedman enjoyed a high reputation for their private residences which were both original and highly desirable. Most of their houses have been listed and Meadowland was commended by the Civic Trust in 1969 and was Listed C(s) in The house is recorded favourably in the Pevsner Architectural Guide, Buildings of Scotland, Perth & Kinross. The main building has a steel frame core to support the roof over sliding doors and long span windows. The curved roof not only provides a clerestory window, but also accommodates the water tank. The external walls are of brick block cavity construction and all internal load bearing walls are of brick. The external facing brick is NCB whitwick handmade sandstock and the hardwood floors are Canadian maple. The window frames and all external glazed doors are of mahogany. The entire roof was overhauled in 2013 and the house has been extremely well maintained by the present owners in the 50 years that they have lived there. The front door opens to a front hallway with walk in cupboard and door to the boiler room. Doors lead to the main room, which can be divided into three public rooms by connected sliding doors allowing a choice of one, two or three rooms. This room enjoys wonderful views over the garden towards the River Tay and has a curved ceiling rising to about 4 meters and catching the sunlight through a clerestory window. Further doors from the hallway lead to the master bedroom with en suite bathroom as well as two further bedrooms and a bathroom. In addition, doors lead from the hall and the dining area, to the well appointed kitchen with integrated cooker, hob and dishwasher. From the kitchen a door leads to a utility room with washing machine and clothes dryer. 3 Outside The setting of Meadowland is a particular feature and the gardens and grounds extend to some 1.5 acres and stretch down to the River Tay. The house is approached via an entrance way by the high stone wall and the gravelled driveway leads to the rear of the property ending in a large sweep with parking accommodating up to eight cars. To the rear of the house is a large greenhouse, garden frames, cedar shed, extensive lawns interspersed with rose beds, borders and a lovely sundial. In addition, there are a number of productive fruit trees within the grounds. To the front of Meadowland there are extensive lawns leading down to the River Tay with a terrace to the front of the house. The house benefits from approximately 63 meters of river frontage with a small jetty allowing access to the river. There are associated riparian rights.

4 Location Meadowland occupies one of the most sought after locations in Perth. Located off the Isla Road, the house enjoys a stunning west facing setting overlooking the North Inch. The City of Perth offers a comprehensive range of high street shops, cultural opportunities, restaurants, professional services and travel links. It is also within commuting distance of Edinburgh, Dundee, Stirling and Glasgow. The city has a new concert hall, theatre and several art galleries. In addition to local primary and secondary schools there are a number of private schools in the area including Craigclowan, Glenalmond College, Strathallan, Kilgraston, Morrisons Academy and Dundee High School. There are a large number of golf courses within the area including Murrayshall, Gleneagles and Rosemount and the A9 trunk road offers rapid access to the central highlands where there are superb opportunities for hill walks, field sports and other outdoor pursuits. Listing Meadowland is listed Category C(s) as a building of Historic or Architectural interest. Within the listing it states that Meadowland is a long, single storey, rectilinear, flat roofed, modern-movement house". It goes on to say that the house is "a fine and little altered example of the work of Morris and Steedman" who was "a pioneer of modern architecture in Scotland". Finally, the listing states "The house has a distinctive bold, linear form, which is off set by the wave of the swept roof and responds sensitively to its riverside setting". Directions From Perth City Centre, take West Bridge Street across the River Tay to the A85 Dundee Road. Head north on Main Street and at the traffic lights take the A93 leading to Isla Road. Meadowland can be found on the left hand side after approximately 350 meters.
