8 DESCRIPTION Hartridge House is a wonderful Grade II listed family home of most impressive proportions, centrally situated amidst beautiful Grade II listed grounds. Whilst the house enjoys a private and secluded setting at the end of a long tree lined drive, it is conveniently placed for a wide variety of local amenities, excellent schools and rail communications, lying about 2.5 miles to the north of the popular and historic market town of Cranbrook and 4.5 miles to the south of Staplehurst, with its mainline station and frequent commuter services to London. Interestingly, the gardens and grounds came first, designed, planned and laid out in 1907 by the notable horticulturalist and author Colonel Charles Grey, of the Hoare banking family. The house followed in 1913, and there is a possibility, although undocumented, that it was designed by the renowned Arts & Crafts architect Sir Mervyn Edmund Macartney. Points of note include; Well proportioned rooms with high ceilings, large elegant windows featuring leaded light panes, decorative window furniture and deep sills, painted panelled internal doors with brass fittings, period style radiators, picture rails, exposed oak and pine flooring to a number of rooms. To the west of the attractive reception hall lie the main suite of reception rooms which currently comprise a drawing room with lovely garden outlook and open fireplace, a billiards room featuring a decorative stone chimneypiece with inset wood burning stove and two small ante rooms and a formal dining room. In addition there is a sitting/tv room and a versatile office/snug/study, both of which enjoy open fireplaces. The lovely kitchen/breakfast room with exposed wood flooring is fitted with wooden cupboards and tiled work surfaces, central island and larder cupboard. There is an oil fired four oven AGA and space and plumbing for a dishwasher. A turned oak staircase leads to the first floor and a generously proportioned, light and airy landing. There are six bedrooms, including the south-facing master suite with bathroom and dressing room equipped with fitted wardrobe cupboards. 10 GARDENS, GROUNDS & OUTBUILDINGS Hartridge House is reached via a shared private road (owned by Hartridge House) which in turn gives access to a long partially shared driveway flanked by mature deciduous trees, culminating in a generous sweep to the front of the house. Arranged around a gated courtyard area is garaging for four cars, a boiler room, log store and gardener s WC. Further outbuildings include a wood shed, oil store and pool plant room. Outdoor recreational facilities comprise an all weather Macadam tennis court and heated swimming pool. Equally important as the house are the Grade II listed gardens and grounds designated by English Heritage within the Register of Historic Parks and Gardens for their special historic interest. Formal and informal gardens merge seamlessly with south-facing level lawns, bounded by clipped yew hedging, stretching away from the house to central steps which lead to the lower gardens, planted with an abundance of rhododendrons, azaleas, a rockery and a summerhouse. The gardens continue via a lime tree walk to a lake, adjoining pond and an area of ancient woodland, featuring chestnut, oak and ash and naturalised spring bulbs. Completing these lovely grounds are two paddocks which are down to grazing and two stables. DIRECTIONS From the Wilsley Pound roundabout take the A229 towards Maidstone. After passing a Murco garage on the left hand side, take the next left turning signposted Starvenden Lane (private lane). Follow this lane for about 0.3 of a mile and the entrance to Hartridge House will be found on the right hand side.
