5 SITUATION Pen House Farm is situated in a delightful elevated position on the western edge of the village of Penselwood with outstanding views over the Blackmore Vale. Local facilities are available in Wincanton (3.5miles) or alternatively Gillingham (5.5miles) which has a Waitrose and mainline railway station to London Waterloo taking from 1 hour and 58 minutes. Communications by road in the area are excellent with the A303 about a miles to the south providing a link to the M3, M25 and London or the West Country. There are a number of excellent schools within reach including Port Regis, Hazelgrove, Clayesmore, Sherborne, Bryanston, Downside, Millfield and St Marys Shaftesbury. Recreational activities in the area include hunting with the Blackmore & Sparkford Vale or the South & West Wilts. Racing at Wincanton, Salisbury and Newbury and golf at Sherborne or Rushmore. Renowned sailing and water sports opportunities on the south coast are also within easy reach. DESCRIPTION Pen House Farm is a handsome country house which was built in 1995 by the current owner. It is constructed of mellow local hamstone clad with wisteria under a thatched roof with stone mullion windows. 11 A covered glazed walkway from the house links a superb indoor swimming pool and leisure complex which is also built of stone under a tile roof. The building has an impressive vaulted beamed ceiling with large picture windows giving a great feeling of space. The heated indoor pool has a smart paved surround with electric cover. In addition there is a raised Jacuzzi, sauna and changing area with shower and WC. Stairs lead up to the gym on a mezzanine level with balcony and views over the pool. Adjoining the pool complex is an integral triple garage with electric doors. This also houses the water treatment plant for the bore hole. 17 GARDENS AND GROUNDS The house sits beautifully within its gardens and grounds and these are a real feature of the property. To the south of the house is an attractive parterre garden with box and yew hedging, roses and bay trees, interspersed with gravel paths. To the west adjoining the front of the house is a flagstone terrace flanked by a variety of well stocked herbaceous borders. OUTBUILDINGS AND EQUESTRIAN FACILITIES Pen House Farm is approached through wooden gates down a long sweeping lime tree lined drive bearing right through stone piers to a large parking and turning area beside the front of the house. From here a spur leads around to the garaging and staff flat. The courtyard of outbuildings is reached by continuing down the main section of the drive and bearing left. An archway leads through to a courtyard with range of useful buildings, ideal for an equestrian buyer. These include 4 loose boxes, a tack room, WC and wash area. In addition the current owners have created an observation room above the loose boxes, so that a mare and foal can be watched in comfort and opposite are separate groom s facilities. In addition there are two 3-bay steel frame barns and an Implement store. Adjacent to the buildings are four post and rail paddocks with water. THE LAND The balance of the land is predominantly found to the west of the property and comprises attractive rolling pastureland interspersed by ponds and mature woodland.
