2 Lynchets Farm, Great Chishill Lynchets Farm, Great Chishill, Cambridge is part of the Cambridgeshire County Council Farms Estate. This holding is to be relet from 11th October 2018 subject to possession being obtained from the outgoing Tenant. Outgoing Tenant: Mr. T. Mead Post Code: SG8 8ST 1. DESCRIPTION This holding comprises hectares ( acres) or thereabouts of predominantly clay/ loamy clay over chalk soil together with dwelling, building and yard. It is situated in Great Chishill on the Cambridgeshire/ Hertfordshire border approximately 5 miles east of Royston. The holding is a starter holding and will be let for a 5year term only. After this time the tenant will be expected to move elsewhere on the estate. RESTRUCTURING PROPOSALS Under the current Farm Management Plan, the farm is not proposed to increase in size. 5. BASIC PAYMENT ENTITLEMENTS The outgoing tenant has a licence from the Camping and Caravanning Club and has set up a campsite for 5 caravans and 10 tents (planning permission exempt). This licence will expire when the tenant leaves, but there is potential for the new tenant to apply for the site to continue. (e) External painting The incoming Tenant will be required to carry out external painting of the dwelling and external treatment of metal/timber to buildings in 2020 and thereafter at 5 yearly intervals. The colour scheme is to be taken from the Landlord s approved list and is to be agreed beforehand. 2. SERVICES Mains water, single phase electricity, telephone, central heating, mains drainage. Broadband is available in the area. 3. OUTGOINGS (a) Council Tax The property is Council Tax Band D of 1,652 for 2017/18. This is payable to South Cambridgeshire City Council. ENVIRONMENTAL ISSUES The Council reserves the right to plant up to 0.2 hectares (0.5 acres) of woodland on the holding with no alteration in rent. The Council reserves the right to investigate and create permissive bridleways on the holding with no alteration in rent. The routes of these will be shown on the plan at the view day. 7. EPC Lynchets Farm is a 3 bedroom detached house has an EPC rating of Band E. The EPC is available to view by request. 8. RENT Offers are invited for the annual rent of the holding (to be fixed for the first three years). The Landlord is not bound to accept the highest or any offer. 9. HOLDOVER None 10.
