2 SITUATION AND LOCATION The two Lots are located on the south-eastern edge of Coleshill, with farm land on either side. Access to Lot 1 is from Packington Lane and access to Lot 2 is from Hawkeswell Lane with a through access currently available. The entrance to the football ground is through metal gates with brick flanking walls onto a gravel drive, with sleeper edgings, leading to the Clubhouse. Off to the right is a car park. A location plan is attached. DESCRIPTION The land is currently owned freehold and leased both to Coleshill Town Football Club and Dosthill Colts FC, with the latter on a formal ground share leasing arrangement. The Colts pay an annual sum of 25,000 for the sharing facility. Within this arrangement, the Colts run and maintain the existing Clubhouse, changing facilities and sports bar. The ground consists of a main floodlit pitch with goals and two small stands and barrier surrounds. There is a second full sized pitch used for training and league matches. There is an additional trophy area with a glazed trophy cabinet. There is a single 42" Panasonic flat screen TV owned by Coleshill Town with the other TV owned by Dosthill Colts. The fixtures and fittings are included within the sale. A Ladies wc s lead off the bar area and the gents is accessed off the hall-way and housed in the portacabin. To the left of the entrance are the accesses to the changing rooms for Home and Away players. The Home changing rooms measures 6.22m x 3.42m (max) with bench seating and includes tiled communal shower with four electric shower points, wc and basin, and profile plastic flooring. The Away changing room measures 6.16m x 3.54m (max) with bench seating, a tiled shower with four electric shower points, wc and two urinals with basin and profile plastic flooring. 4 Lot 2 Yew Tree Cottage (fenced from the ground) - believed to be (edged blue) 19th century with a newer flat roof extension to the north.
