To date, the Savills offices that make up The Parks have achieved considerable success in creating a virtual office to serve one of the finest residential areas in outer London. In Richmond and Barnes over the past three years, international buyers accounted for 19 per cent of all Savills sales, with 7 per cent from Europe and 3 per cent from the USA. In Putney and Wimbledon, 20 per cent of buyers came from overseas, with 7 per cent from Europe and 3 per cent from the Middle East. The fi nancial services sector continues to be the main source of these relocations, but energy, telecommunications and media companies are also highly active. LOCAL HIGHLIGHTS Richmond s great glories include the view from the crest of Richmond Hill, the former Royal hunting ground Richmond Park, tranquil Petersham Meadows and The Green, an elegant lawn fringed with fine houses in the town centre. PRIME ADDRESSES Period properties on Richmond Hill and its adjoining roads, with access to that famous view, can fetch well into the millions, while Rosemont Road is a peaceful no-through road with a distinct community spirit. Montague Road is a street of handsome Victorian villas and townhouses, while the parkside location of Queen s Road is similarly popular. The Green s superb range of 17th, 18th and 19th century houses represent some of Richmond s finest residential homes and, further afield, Petersham s collection of Georgian mansions and cottages are hard to resist. The Printworks, a new development of apartments and houses by The Green in the heart of the town is well worth considering. THE INSIDE TRACK Richmond s buyers tend to be families either moving within the area or coming from central London and the town s lively selection of shops and restaurants offers much to attract the urban professional too. 5 WIMBLEDON Variety is what sets Wimbledon apart: from the quaint Village to the cosmopolitan town centre. Clive Moon COMMUTER FACTS Fast links from Wimbledon into London via the District Line and trains to Waterloo in 19 minutes, plus other stations at Wimbledon Park, Southfields and Raynes Park. LOCAL HIGHLIGHTS Despite its annual focus as the world s most famous tennis tournament, for the rest of year Wimbledon is remarkably peaceful. Wimbledon Village also boasts a superb selection of boutiques and restaurants catering for the most sophisticated clientele. PRIME ADDRESSES The Village is the focus of Wimbledon s prime property market, with its pretty cottages, handsome villas and impressive mansions. Premier addresses include The Grange, Marryat Road, Highbury Road and Parkside. These elegant homes typically achieve above 4 million, although super-prime properties on Wimbledon Parkside can soar to 15 million. In Wimbledon Park, handsome late-victorian and Edwardian houses can be found in Vineyard Hill Road, Dora Road and Kenilworth Avenue, priced 1.5 million upwards. Meanwhile, desirable inter-war houses on the private Drax Estate, south of the Common, carry values of 2.5 million and beyond. THE INSIDE TRACK The area of West Wimbledon is still excellent value, as buyers are increasingly attracted by its wide variety of green spaces and slightly lower prices. There is also consistent demand for property within the Coombe Estate on Kingston Hill, close to a number of highly rated schools. Detached houses on these private residential streets start from 2 million. Wimbledon s semi-rural surroundings continue to offer plenty of distractions for the rich and famous. PUTNEY Putney is the gateway to The Parks. Situated just across the Thames from Fulham, its splendid range of properties are close to the fashionable fringes of London, and handy for Hurlingham and the King s Road. Caroline Bell & Alex Howard Baker COMMUTER FACTS Excellent rail links (including Putney mainline to Waterloo and the District Line at Putney Bridge and East Putney), along with a popular bus route to Piccadilly (the No. 22). LOCAL HIGHLIGHTS Putney s town centre is rich in elegant Victorian and Edwardian architecture, with a network of residential streets, augmented by some chic riverside developments. And green space is never far away: south of Putney lies the Heath with miles of wide, open space. PRIME ADDRESSES Putney s most soughtafter addresses include Lower Common South, Gwendolen Avenue, St Simon s Avenue and Malbrook Road which have a fine array of generously proportioned period homes. Smaller (and slightly older) properties are to be found in Parkfields, Coalecroft Road, Charlwood Road and Redgrave Road. Cottage-type properties cost around 1 million and semi-detached villas are worth around 2.25 million. The new Vantage development has chic penthouses at around 1 million. THE INSIDE TRACK East Putney and Roehampton are traditionally cheaper than West Putney. There is no particular reason for this, especially as East Putney s tube station is a definite attraction, yet prices are typically 10 to 15 per cent lower in these areas. Putney s al fresco eateries are the perfect setting for summer dining, and its superb choice of schools ensure that the area continues to attract steady interest from families. BARNES Historically, Barnes was a popular country retreat and it still retains a distinctly rural ambience. Sandra Carline COMMUTER FACTS Approximately 22 minutes from Barnes station to Waterloo. LOCAL HIGHLIGHTS Barnes boasts award-winning restaurants, riverside pubs and stylish boutiques and galleries, yet the area still preserves a genuine sense of community. A weekly farmers market and the popular Barnes Fair in summer both attract visitors from all nearby areas. PRIME ADDRESSES Barnes Village offers a superb variety of Victorian and Edwardian homes, with key addresses that include Castelnau, Scarth Road and Mill Hill on Barnes Common. Here, sizeable residences can typically achieve between 3 million and 7 million. Little Chelsea, with its pretty Victorian cottages, has seen significant price rises and many properties benefit from falling into the catchment area of the hugely popular Barnes Primary School. Other excellent schools nearby include the St Paul s Schools and The Harrodian School. THE INSIDE TRACK Every year, Barnes becomes the focus of attention during the world-famous Boat Race, with its magnificent vantage point, so properties with Thames views are always in demand. Of particular interest at the moment are apartments at Harrods Village, Riverview Gardens and Waterside, which sell for between 900,000 and 2.5 million. The last few years have also seen a growing trend for owners of large family homes to downsize into smaller houses in Barnes Village, ensuring steady interest around the 1 million price point. 6 DREAM LOCATIONS WHY THERE CONTINUES TO BE A LUCRATIVE LETTINGS MARKET IN THE PARKS The Parks is of particular interest to families and international relocators who are typically looking for twoto-three-year lets. In Richmond, budgets run from 1,250 to 3,750 a week. In Wimbledon, prime properties can achieve 5,000 per week, while four or fi ve bedroom houses in the area let for an average of 1,000 to 1,625 per week. Apartments on Putney riverside and in central Wimbledon are popular, with two bedroom apartments costing 500 to 750 per week and three bedroom fl ats around 1,000. Throughout The Parks, tenants often go on to purchase the property they are renting, or buy another in the area.
