2 Swiss House, How Lane, Castleton, S33 8WJ Swiss House occupies a prime main street trading position on the edge of the honeypot village of Castleton at the western end of the Hope Valley in the heart of the Peak District National Park. Built in typical Victorian-style and retaining many of its lovely original architectural features, Swiss House has gained an excellent reputation as one of the premier guest houses in the village with its 10 en suite letting bedrooms complemented by excellent one bedroom owners accommodation, making this both an easily managed and profitable business. Overlooked by Mam Tor and the Norman keep of Peveril Castle, Castleton is the gem of the Peak District, packed with exciting and interesting tourist attractions. There are four magnificent show caverns including Speedwell Cavern with its unique underground canal and the Blue John Mine and Museum. These, and the breathtakingly spectacular limestone canyon of Winnats Pass are all close by. The village itself is set in some of the most delightful countryside in the Peak District, renowned for its walking, cycling, rock climbing and caving. Castleton also has the Garland or Oak Apple Day an annual festival when the village is thronged with visitors all wearing a sprig of oak leaves. With all of this and much, much more Castleton is an immensely popular tourist destination over an ever increasing tourist season. Swiss House was acquired by the present owners in 2004 and during their ownership they have significantly upgraded the letting bedrooms, appointing them in a modern and contemporary style and gaining excellent reviews from their visitors for the quality of the rooms and their excellent breakfasts. The owners have chosen to trade Swiss House on a purely bed and breakfast basis but there is an excellent opportunity to re-open the breakfast room as a restaurant if desired and which the previous owners had operated on a very successful and profitable basis. Having enjoyed the company of their many visitors and village life generally in Castleton, the owners are now to retire. THE PROPERTY Swiss House is built of traditional Victorian-style construction principally in brick and under a pitched roof. Accommodation is arranged on ground and two upper floors. There are also basement cellars. PUBLIC AREAS The main entrance is at the side and leads into a lovely reception hall. To the right is the residents lounge with feature brick wall as well as a fireplace with living flame gas fire. To the front of the property is the recently refurbished breakfast room split into two separate areas, which will seat approximately 36. TRADE Certified accounts from the owners Chartered Accountants in the form of a Trading and Profit and Loss Account show trading profits of 44,842 (before finance costs and depreciation) on (net of Flat Rate VAT) turnover of 105,670 for the year ended 30 September Please note that the above figures are achieved operating on a B&B basis utilising only 8 of the 10 letting bedrooms.
