Built during the Regency period of the 1820s, reputedly for the mistress of a wealthy local landowner, it was one of the first villas in the increasingly fashionable spa town of Malvern. Apart from the occasional house party, this is a pure bed & breakfast business. There is even an honesty bar so owners don't have to play 'mein host' into the evening. An elegant, Regency-style staircase gives access to all four floors including the owner s self-contained apartment which opens out onto the terraced garden. Bredon House occupies a prominent position on the Top Road (A449 to Worcester) and is a short walk from the town centre making it an ideal location for bed & breakfast trade. This is first class walking country, with the Malvern Hills the main draw. There is much more for the keen rambler, with the Cotswolds to the east and the Wye Valley to the west. One can also enjoy the attractive spa town of Malvern itself, home to many music festivals as well as a very successful theatre. Add to this the flourishing private schools and expanding light industry as well as the Three Counties Showground (with a yearround diary of shows and exhibitions), and you have the ideal mix of both leisure and commercial guests to support the business. Our clients bought the business in 2005 having fallen in love with the property, the view and the town and have very much enjoyed the lifestyle that a business of this sort gives. However, it is time to retire and move closer to the grandchildren who are in London and they leave behind a business which has seen the addition of an extra letting bedroom, a lot of refurbishment and upgrading as well as improvements to the owners' accommodation. 3 THE PROPERTY The listing dates the property circa 1824, Grade II. Due to the slope the main entrance with reception rooms and one letting bedroom are on the second floor, with guest accommodation above and below (on floors one and three). The elegant staircase gives access to all four floors including the owner s self-contained apartment on ground floor (at the rear) or garden level. Rendered and colour washed elevations and a slate covered roof. PUBLIC AREAS The entrance vestibule from the car park leads through into the attractive hallway. High ceilings, ornamental covings and a ceiling rose with chandelier very much set the tone for the house as a whole. On the left, through an archway is a feature staircase and straight ahead, the Lounge. Along with the Dining Room, the Lounge has plenty of period features in particular there are the square bay windows with a balcony that takes full advantage of the wonderful view. The Dining Room is more formal than the relaxed Lounge, the original marble fireplace a real focal point. All except two are at the back of the property with spectacular views across the Severn valley towards the Cotswold Hills. Each room is en suite, three with bath and shower over, and the remainder with shower cubicle. The rooms have central heating radiator, flat-screen colour television, trouser press, hair dryer and radio alarm clock. The rooms are provided with the sorts of finishing touches that you would expect in a high class corporate hotel, but in a much more relaxed and comfortable atmosphere. OWNER S ACCOMODATION There are two pairs of sliding doors into the garden, the top terrace of which is a wonderful spot for al fresco dining, or simply a quiet drink after a busy day.
