4 SITUATION Park Gate is situated in a semi-rural position on the outskirts of the villages of Barcombe and Ringmer, only 2.5 miles from the County Town of Lewes and with the vibrant coastal City of Brighton and Hove just 12 miles away. Both Barcombe and Ringmer have a number of village amenities and services including village shops; Lewes offers a comprehensive range of high street and independent shops, supermarkets and leisure facilities. Sussex offers excellent leisure and sporting facilities, with many opportunities for golf, walking (in particular along the South Downs Way) and equestrian pursuits locally, including regular meets at Plumpton Racecourse. There is a thriving cultural scene in Sussex, with world-class opera at Glyndebourne and the annual Brighton Festival presenting a huge programme of theatre, dance, classical music and literary events. Although set within a glorious semi-rural location the area has good road and rail communications. The A27 accessed at Lewes links to the A/M23 and on to the national motorway network. Gatwick Airport 28 miles; Central London 64 miles. There is a mainline railway station in Lewes which offers services to London Victoria from just over 1 hour. There are many exceptional schools in the area including Barcombe Primary School (OfSTED rated Outstanding June 2015), Cumnor House School, Great Walstead, Ardingly, Eastbourne, Hurstpierpoint, Lancing and Brighton Colleges, Lewes Old Grammar School, Burgess Hill School for Girls and Roedean.

5 DESCRIPTION Park Gate is an elegant and beautifully proportioned classic Georgian country house, listed Grade II of special architectural or historic importance. The property is situated in an semi-rural yet accessible position with some lovely views to the South Downs, just outside the bounds of the National Park and with direct access to the surrounding countryside. Believed to date from 1805, the property is understood to have stood at the gate of a medieval deer park. The land on which it stands was sold in 1785 to William Green; a dated brick in the boot room bears Green s initials. Hidden from the road, Park Gate is approached via a gated, beech lined driveway which leads to the house and to a turning circle to the front. The house is typically neo-classical in design, externally characterised by elevations faced in painted mathematical tiles with elegant sash windows under a hipped slate roof. Internally, the accommodation is spacious, light and bright and boasts a number of fine original features, including many period fireplaces, two turned staircases and Doric and Ionic pilasters. During their ownership the current owners have undertaken a comprehensive programme of updating and improvement, and the house has been decorated with great flair and consideration for the period character of the house, resulting in a stylish yet comfortable modern family home. In 2010 an extension to the property was completed, seamlessly complementing the original house with two vaulted ground floor rooms, a library/study and a superb kitchen and breakfast room. The floor plans give an excellent overview of the full extent of the accommodation, though there are a number of features worthy of more detailed description. Stone steps rise to an entrance porch with Doric columns; a wide front door opens to the entrance hall which runs the length of the house to an arched window at the far end, drawing the eye to the view over the meadow lying adjacent to the house. Two welcoming formal reception rooms, the drawing room and the

6 sitting room, lie either side of the hall, both with square bays and window seats overlooking the front entrance. The sitting room opens to the library/study, a delightful room with a vaulted ceiling and windows to three aspects flooding the room with light. Midway along the entrance hall is the principal staircase, the original front door and a wide, brick open fireplace; arched double doors open to the handsome dining room, an ideal space for formal entertaining that can comfortably seat twelve. Beyond here, the north eastern wing of the house forms the real hub of the family home: there is a large boot room, well fitted with a range of storage and with access to the cellar; a children s playroom; and a cosy snug. The snug is open to the kitchen and breakfast room, a room of particular note and an excellent modern addition to the house, mirroring the design of the library/study and creating a symmetry to the house in keeping with principles of Georgian architecture. The kitchen and adjoining laundry room is fitted with a range of Plain English units with granite worktops, a large central island, range of integrated appliances, and a four-oven Aga and electric Aga companion. French doors open to the York stone terrace and walled garden. There are six main bedrooms on the first floor, including the master bedroom with its en suite bathroom and dressing room, and the guest bedroom with en suite wet room. The remaining bedrooms are served by two family bathrooms, both with baths and separate shower cubicles. The guest suite comprises two bedrooms, one cleverly fitted with three children s bunks, and an interconnecting shower room.

9 THE BARN The driveway continues past the house to the Barn, which comprises a workshop/tractor store with store room over, stabling with a tack room and two looses boxes opening onto a small yard, and a car port. There is power and plumbing connected and potential for conversion to a self-contained annexe (subject to the necessary planning consents). GARDENS & GROUNDS There are two principal areas of formal garden: a lawn with wild flower meadow extends away from the house to the south west, to one side of which is a handsome oak, the fence-enclosed tennis court and timber tennis pavilion. The beautiful flint walled garden lies to the north west of the house; the wall is Grade II listed. A York stone terrace adjoins the house, from which steps descend to an area of lawn with a prolific apple tree, edged by wellstocked shrub and flower borders which produce an array of colour in the spring and summer months and conceal a hidden walkway. A wrought iron gate opens from the walled garden to a sweeping level lawn. There is a productive hedge-enclosed kitchen garden with a number of fruit trees. The remainder of the land is predominantly laid to pastureland with a band of woodland in the southern most corner, the majority enclosed by post and rail fencing and with three points of gated secondary access to the Old Uckfield Road. Lying close to the western boundary is an idyllic tree-lined pond with jetty, from which there are fantastic views to the South Downs. In all, about acres.
