4 SITUATION 4 South Logiealmond lies in a private yet highly accessible location on the southern fringe of the Scottish Highlands. The area is well known for its scenery, with the Logiealmond hills forming a spectacular backdrop to some of the most attractive countryside in Scotland. The Estate offers the highly desirable combination of productive farmland, established woods and heather hill delivering the opportunity to run a viable farming business alongside the significant sporting interests. The Estate benefits from good access to Perth and Edinburgh (via the A9 and M90), with Edinburgh Airport (54 miles) which provides regular flights to London and many of the UK s major cities together with a wide range of international flights generally just under one hour s drive away. The nearest railway station is Perth which offers regular services to Inverness, Edinburgh, Glasgow and London (including the Caledonian Sleeper service). The settlement of Harrietfield (2 miles) has a primary school and the village of Methven (6 miles) offers local shops. The hamlet of Chapelhill (3 ½ miles) boasts a local pub. Perth (12 miles) has a wide selection of shops and services, as well as restaurants, a theatre and concert hall, and a leisure centre. There are a number of well known private schools in the area including Glenalmond College which can be seen from the Estate, whilst schools of Ardvreck and Craigclowan (preparatory) Kilgraston (girls only) and Strathallan all lie within easy reach. The sporting and recreational opportunities in the area are excellent. Perthshire is renowned for the high quality of its traditional country sports including driven and walked up grouse shooting, pheasant and partridge shooting, red and roe deer stalking, and salmon fishing on the River Tay and its tributaries which include the River Almond. There are a number of excellent golf courses in the county, with the championship courses of Rosemount and Gleneagles, along with local courses at Dunkeld and Crieff all within easy driving distance. Perth is also considered to be a gateway to the Highlands with endless opportunities for hill walking, mountain biking and winter sports at Glenshee Ski Centre which lies just over an hours drive to the north. HISTORICAL NOTE The Estate of Logiealmond, originally owned in medieval times by the Logys of Logy, was sold by their successors to Sir John Drummond of Burnbank in Eventually, Sir William Drummond Steuart sold the estate to William, 4th Earl of Mansfield in 1846, and it has, since that time, been a much enjoyed and cherished part of the Mansfield Estate acting as both a summer retreat and a wonderful sporting venue.

5 DESCRIPTION Extending in all to about 5,263 acres, South Logiealmond offers the highly sought after attributes of many estate buyers on account of its privacy and accessibility, mix of assets and in particular its sport; a first class low-ground shoot; varied deer stalking; the potential to revive the driven grouse moor; and salmon and sea trout fishing on the River Almond available in addition. The Estate enjoys fine views over the surrounding Perthshire countryside, with the best of these being taken on a clear day at the summit of Meall nan Caorach at 623m (2,044 feet) above sea level. The principal estate house, Logiealmond Lodge, is approached via a private road and enjoys southerly views from an elevated yet secluded position, with easy access to the hills which rise behind. In addition to Logiealmond Lodge, there are a further five residential properties, ranging from two bedroom cottages to larger four and five bedroom farmhouses, which provide additional accommodation and opportunities for refurbishment and redevelopment. 6 6 LOT 1: SOUTH LOGIEALMOND ESTATE About 4,981 acres Logiealmond Lodge Believed to date back to the 1860 s or 1870 s, Logiealmond Lodge was built to provide a base from which the 4th Earl of Mansfield, family and friends could enjoy the myriad of sporting opportunities on offer. Whether it be for grouse shooting in the late summer, deer stalking in the early autumn or pheasant shoots through the winter, the Lodge has hosted countless sporting parties. Situated adjacent to an attractive lochan at the lower fringes of the heather hill, the Lodge has a southerly aspect which takes in much of South Logiealmond s farmland and woodlands together with fantastic views out across Glenalmond to the Ochil Hills in the far distance. Approached via a 1.5 mile private road, it feels wonderfully secluded and yet unlike many Highland lodges remains readily accessible and would make an ideal full time home or a holiday house. 8 8 Lodge Cottage This two storey stone built cottage is situated at the head of the drive about 100 metres to the north-west of the Lodge and with the adjacent stone outbuildings and kennels was traditionally occupied by the head game keeper. The accommodation includes a kitchen, dining room and sitting room on the ground floor, and three bedrooms and a bathroom on the first floor. A small sun porch at the front of the house makes the best of the fine views. Outside there is an enclosed garden to the front and an L-shaped traditional stone built steading to the rear. This useful range of outbuildings currently provides kennels, a workshop, garage and storage, and also includes the fully modernised game larder, and a bothy previously used as shelter and occasional beaters accommodation on shoot days. These buildings may have potential for conversion for a range of uses subject to obtaining the necessary planning consents. Lodge Cottage Kipney Farmhouse and Bonella s Cottage Kipney and Bonella s sit in an elevated position, flanking the private drive which leads to Logiealmond Lodge. Kipney is a traditional farmhouse of stone construction under a slate roof and enjoys a fine southerly aspect. The accommodation comprises kitchen, sitting room, family room, three bedrooms and a bathroom. The house sits within a small garden and there is a range of derelict steadings which may offer further potential to the rear. Bonella s is a charming and traditional cottage situated in a prominent position with fantastic views to the south whilst to the rear the ground falls away steeply to the Craigie Burn. In need of renovation, the accommodation comprises kitchen, sitting room, two bedrooms and a bathroom. The garden extends to about half an acre and is bound at the front by a stone dyke. Kipney Farmhouse Land The land included within Lot 1 extends to 4,981 acres in total and includes 338 acres of enclosed pasture land on either side of the Milton Burn, providing good quality permanent grazing fields. In addition to the inbye fields, a number of large grass parks link the inbye grazing fields with the open hill and are a great asset during lambing and when gathering sheep. The whole of the hill at South Logiealmond lies within Lot 1. Made up of open heather moorland, and providing extensive grazing for sheep and cattle as well as a high degree of sporting interest, the hill extends to around 3,916 acres. 10 10 Woodlands The existing woodlands at South Logiealmond have been planted to provide shelter, amenity and sport. In total the woodland area extends to about 254 acres although there is considered to be significant scope for further planting in the glens to the north and on the middle hill to the east of the Lodge. Logie Wood which lies directly to the south and east of Logeialmond Lodge was clearfelled in 2013/14. The new owner of South Logielamond will be required to replant this area as specified in the Forest Plan. Any change to the Forest Plan would require approval from Forestry Commission Scotland (FCS). Further details and outline costs of carrying out the restock are available from the selling agents. Craig Lea Quarry Located out on the hill, Craig Lea was used as a commercial slate quarry in Victorian times, with a railway line installed to the foot of the quarry and in excess of 60 locals employed to work the site at its height. Commercial operation of the quarry ceased when Ballachulish slate from the west coast of Scotland came to the fore which was capable of being loaded directly onto boats, significantly reducing the haulage costs. In more recent times the quarry has provided the Estate with a constant supply of slate which has proved to be highly valuable in providing material for the repair and construction of Estate roads. 11 Sportings South Logiealmond provides a tremendous variety of sport and offers genuine year round interest to those keen on such pursuits. The late summer and autumn offers the greatest variety of sport, with grouse, partridge, pheasant and wildfowl coming into season along with red deer stags and fallow bucks. The spring and early summer also offer opportunities for roe buck stalking which reaches a peak in July and early August. Perhaps the greatest draw of South Logiealmond from a sporting perspective is that whilst it will offer excellent sport from day one of ownership, it presents the rare and exciting opportunity to further develop and improve on all of these sporting interests. 11

13 Lowground shooting The lowground shooting at Logiealmond has consistently maintained a reputation for showing pheasants and partridge of tremendous variety and quality. With the drives focused around Craig Lea Quarry and the valley of the Milton Burn it is the ideal topography for presenting sporting birds, whether they be partridge driven off the fringes of the hill or high pheasants pushed across deep gullies and burns. As with the grouse moor, there are considerable opportunities to increase the scale of the low ground shoot and to create new drives through the planting of game cover and the creation of hedgerows and new woodlands. Grouse At its peak in the late 1980 s South Logiealmond was shooting consistently over 750 brace of grouse, peaking in 1986 with a bag of 1,642 brace. As with many local moors, grouse numbers reduced sharply in the early 1990 s, and driven grouse shooting ceased. During the mid 1990 s the intensity of grouse management was significantly reduced, although the original lines of butts remain and heather burning has never ceased. The resultant patchwork effect of heather provides a habitat in which grouse can flourish with appropriate management and there has been something of a rejuvenation in grouse stocks in the past five years. Given the excellent recent performance of many local Perthshire grouse moors, all the indications are that with an increased level of investment and management, South Logiealmond has the potential to be reinstated into a productive driven moor capable of providing exciting and memorable sport. Stalking South Logiealmond provides varied and interesting stalking for three different species of deer. Roe deer are stalked on the low ground, in and around the woodlands and on the fringes of the hill whilst the red deer are generally stalked out on the open hill. In recent years fallow deer have started to be regularly seen in the woodlands around Logiealmond Lodge, providing the possibility to shoot three different species of deer in a single day, a feat yet to be achieved on the Estate. In the past, the records for South Logiealmond have been recorded together with North Logiealmond and so precise cull figures are not available but it is estimated that approximately 9 stags and 6 hinds have been taken from the South Logiealmond side in recent years. South Logiealmond is an active member of the South Perthshire Deer Management Group. 13

15 LOT 2: KINDRUMPARK About 266 acres Kindrumpark provides a well located base from which to run the farming operations at South Logiealmond, or to establish a stand alone farming business. Rising gently from approximately 150 metres to 250 metres above sea level the 169 acres of permanent and temporary grassland lie on a gentle south facing slope. The lower fields are classified as Class 3 2 by the James Hutton Institute for Soil Research, and capable of providing good quality forage and fodder crops to provide feed for livestock. 15 Kindrumpark Farmhouse and the farm buildings sit a little further up the hill where the grazing land is predominantly permanent grass classified as Class 4. From here the pastures lead into an area of 93 acres of rough grazing. This connects to the heather hill included in Lot 1, which provides extensive grazing for sheep and cattle. The farm is currently let under a grazing agreement which will terminate in November In recent years the farm has operated with a contract farming agreement in place over the wider estate and has typically carried 1,800 Blackface ewes and 60 Galloway cows. Kindrumpark Farmhouse Of stone construction under a slate roof, this traditional two storey farmhouse lies to the west of the farm steading at Kindrumpark. Modernised in 2010, a particular feature is the large open plan kitchen and dining room with double doors leading through to the sitting room. Morningside Farmhouse and Bothy Lying in a secluded position and approached by means of a track leading off the Logiealmond Lodge driveway, this traditional four bedroom farmhouse occupies an attractive site extending to around 23 acres which includes 20 acres of grassland and 2.5 acres of woodland. Adjacent to the farmhouse is a traditional steading range, including Morningside Bothy which has been converted to provide a welcoming and comfortable shoot bothy and lunchroom. With its traditional stone walls, exposed roof timbers and a roaring open log fire it has been the scene of many a long shoot lunch in the past. The kitchen provides cooking facilities, adding to the ease of providing catering. Milton Farmhouse, Cottage and Steading Lying to the east of the deep gully formed by the Milton Burn and accessed by means of a private track leading from the public road, this semi-derelict farmhouse, cottage ruin and steading occupy a sheltered and secluded site with fine south easterly views. Last occupied in 2004 this traditional stone farmhouse is in need of complete renovation. The traditional stone built U-shaped steading is set apart from the farmhouse, and could be used for stables or storage, or subject to obtaining the required consents provides a fantastic for conversion to residential use. There is a 3 acre paddock to the rear of the steading. River Almond Salmon and Sea Trout Fishing Single bank salmon and sea trout fishing rights on a very pretty 1½ mile stretch of the River Almond is available in addition. The Almond is essentially a spate river suitable for light fly fishing tackle and is an important tributary of the River Tay. Although not heavily fished, given water, fishing for salmon and sea trout can be good at any time from early July onwards. Follow this road for 3.5 miles, turning right before entering Methven, signposted Glenalmond. Continue for 3.8 miles. Turn left at the T junction onto the B8063 and continue for 1.9 miles through the village of Harrietfield before taking a right hand turn on to the Estate drive (signposted Logiealmond Lodge) as the road bends around to the left. The postcode is PH1 3TG. Edinburgh and Glasgow are the closest airports, and cars can be hired from each. 20 20 Historic Designations There is a standing stone within Lot 1 north east of Milton Farmhouse which is a registered Scheduled Monument. The purchaser of South Logiealmond Estate (Lot 1) will be obliged to continue to maintain this private supply. The supply has recently been upgraded with the sinking of a new borehole at Drumachar. Further details relating to this private water supply can be obtained from the selling agents. Sporting Rights The shooting rights are in hand and included in the sale. Following the re-introduction of sporting rates in Scotland in 2017, sporting rates will be payable over the whole of the subjects. 21 Forestry Grant Schemes and Timber All standing and fallen timber is included in the sale. The purchaser(s) of Lot 1 will be obliged to carry out the restocking of Logie Wood as required by Forestry Commission Scotland, and to continue with the current Forest Plan by way of agreement to a transfer of obligations (and completion of WGS Form 9). Basic Payment Scheme (BPS) and Less Favoured Area Support Scheme (LFASS) The BPS Entitlements are available in addition at valuation. The projected and anticipated entitlement values for 2018 to 2019 are available from the selling agents. All payments under the current scheme year will be retained by the seller. All of the land lies within a Less Favoured Area and is classified as Severely Disadvantaged. The land is registered for IACS purposes. The farm code for South Logiealmond is 656/0024. AECS Scheme An agri-environmental scheme over South Logiealmond and an area of adjoining land commenced in January 2017 for a period of five years. Ingoing Valuation The purchaser(s) of South Logiealmond, in addition to the purchase price, will be obliged to take over and pay for at a valuation to be agreed between two valuers, one acting for each party, or an arbiter appointed by the valuers, or failing agreement as to the appointment by the President, for the time being, of the Royal Institution of Chartered Surveyors (Scottish Branch), the following: 1. All cultivations carried out in preparation for the current crop valued on a labour and machinery basis. 2. All growing crops, on a seeds, labour, lime, fertiliser, sprays and machinery basis with an increment representing the enhanced value of the establishment and age of such crops. 3.
