LOCATION The land lies to the east of the A90, approximately 7 miles from Laurencekirk in the County of Aberdeenshire and within a desirable agricultural area. The City of Aberdeen lies some 27 miles to the north whilst Dundee is found approximately 40 miles to the south. DESCRIPTION The land extends to around acres ( hectares) in total and comprises an almost contiguous block of predominantly arable land. The land is split into good sized enclosures and is well suited to modern agricultural machinery. The majority of the land is classified as Grade 3.1 and 3.2 by the James Hutton Institute with small amounts of Grade 5.2 found in woodland areas. The land sits between 50m to 200m above sea level at its highest point and has gentle undulations throughout. The average rainfall for the area is 800mm to 1000mm per annum. The land has been farmed as part of a larger arable operation and has been historically cropped with both cereals and legumes in accordance with its Grade 3 land status. More recently some of the land has been laid to pasture or left fallow to satisfy EFA Greening requirements. The land is accessed via unclassified roads leading from the B967 to the north and the B9120 to the south, with private roads and internal tracks providing access thereafter. LOT 1 Land at Thorneylea: A block of productive arable land extending to around acres (37.47 hectares). The land is split into 3 good sized enclosures and is accessed via a well maintained private track. The soil is classified as both Grade 3.1 and 3.2 with a gentle sloping aspect to the north. LOT 2 Land at Denside of Davo: Lot 2 extends to approximately acres (48.44 hectares) comprising acres (44.07 hectares) of arable land split into 4 enclosures alongside a block of woodland extending to 9.88 acres (4 hectares). The arable land is classed as Grade 3.1 and has a northeasterly aspect, sitting at between 100m and 150m above sea level. Access is taken directly from the public highway or via a private track leading to Denside of Davo, with internal tracks providing access thereafter. LOT 3 Land at Woodburnden: Comprising a block of land extending to approximately acres (50.60 hectares) of arable and woodland. The arable land is split into 4 enclosures totalling acres (44.57 hectares) with 4 further areas of attractive young woodland plantations extending to acres (5.42 hectares). The land sits between 120m and 180m above sea level with the arable land classed as both Grade 3.1 and 3.2. Access is taken via a private track of directly from the unclassified road to the west. LOT 4 Land at Brownieleys: A block of arable, pasture and woodland extending to approximately acres (49.08 hectares) in total. Arable land and temporary grassland comprise around acres (24.47 hectares) and are split into 4 enclosures, which have a westerly aspect, are classed as Grade 3.2 and sit between 150m to 170m above sea level. The woodland extends to around acres (24.15 hectares) with a large young plantation found on the western boundary. Access is taken from the public highway or via the private track leading to Brownieleys. LOT 5 Land at Nether Tulloch: Extends to circa acres ( hecatres) comprising acres ( hectares) of arable land and around acres (8.91 hectares) of rough grazing alongside a small amount of woodland and permanent pasture. The land is both Grade 3.1 and 3.2 with an undulating, south-westerly aspect sitting between 130m and 200m above sea level. Access is taken from the public highway or by a private track leading to Nether Tulloch. All of the land runs contiguously expect for a single field which is found a short distance to the south-west. DIRECTIONS Heading south from Aberdeen on A90 towards Laurencekirk, follow the A90 for approximately 27 miles, turning left onto the minor road signposted Johnshaven. After approximately 1.5 miles Lot 1 is found on the left hand side, with the remaining Lots being found by following the minor road south. Heading from Dundee on A90 towards Aberdeen, follow the road for approximately 37 miles, turning right onto the B9120 road signposted St Cyrus. After approximately 3 miles take a sharp left and continue for a further mile before Lot 5 can be seen on the left hand side. The remaining Lots are found by taking a left hand turn and the junction and heading north on the minor road.
