Wick, a former Viking settlement, is the closest town with a population close to 7,000. It provides primary and secondary education, health services, recreational, retail, cultural and administrative facilities. It is also home to the oldest golf course in the Highlands and one of the most northerly courses in the mainland UK, Wick Golf Club. The harbour once the busiest herring port in Europe remains in operation. The Pulteney Distillery across the river is an important attraction to visitors, as is Ebenezer Place which features in the Guinness Book of Records as the world s shortest street. Caithness is a well-established agricultural area and has a good range of suppliers and contractors. The Caithness Machinery Ring is situated in Halkirk (18 miles). There is a local livestock market at Quoybrae (11 miles) which has regular sales throughout the year. There are also weekly sales in Dingwall, which is approximately 92 miles to the south. The area is renowned for its rich history, wide open spaces, big skies and spectacular terrain of mountains, lochs, coastline and beaches. The fauna and flora is abundant and diverse from whales, porpoises and seals to birds of prey, deer and rare plant life. Outdoor enthusiasts enjoy mountain biking, walking, kayaking, surfing, golfing and traditional country sports including excellent salmon fishing, the best of Europe s trout fishing and sea angling. John O Groats, one of Scotland s best known attractions is located approximately 18 miles to the north. Nearby Scrabster is a gateway to the Orkney Islands and there are regular ferry services. There are also regular bus and rail services available from Thurso and scheduled flights from Wick to Edinburgh and Aberdeen. Description Charity farm is a livestock holding with an easterly and westerly aspect, bisected by the A99 Inverness to Wick trunk road. The farm includes a bungalow which is let on a Short Assured Tenancy, a range of farm buildings used to house livestock and land, primarily used for grazing cattle and sheep. A particular feature of the farm is its geographical positioning, both in regard to its proximity to the town of Wick and its location on the sea front.

3 Charity Farmhouse Located on the west side of the main road adjacent to the farm steading. Charity farmhouse is a single storey bungalow with an adjoining garage. It is constructed of block walls which are rendered and painted beneath a pitched tiled roof. Traditional steading An L- shaped steading of traditional stone construction, with a timber trussed roof and a mixture of slate and asbestos roof finishes. Additionally, there is a silage pit with block walls and a capacity for up to 450 tonnes of silage. Charity Farmhouse Internally the house provides spacious accommodation comprising a large dining kitchen, sitting room, utility room, four bedrooms, a family bathroom and conservatory. Externally there is a small garden which is mainly laid to lawn. The house has double glazing, oil fired central heating, mains water and private drainage to a septic tank. It is currently let on under a Short Assured Tenancy. Farm Buildings The steading is located to the rear of the farmhouse and comprises the following: General Purpose/Livestock Shed (approximately 13m x 19m) Of steel portal frame construction, with a concrete floor, half height block walls with harl render, mix of box profile and vent air cladding and an asbestos roof. It is split on two levels and incorporates cattle stalls. Sheep Shed 2 (approximately 24m x 9m) Of steel portal frame construction with half height block walls, a mixture of box profile cladding and Yorkshire boarding and asbestos roof covering. Former Cattle Court (approximately 24m x 12m) Of steel portal frame construction, with a concrete floor, central raised feed passage and integrated cattle stalls; half height block walls with a mixture of corrugated cladding, vent air cladding and Yorkshire boarding. Farmland The land at Charity Farm is in two blocks separated by the main road. The land faces east toward the coast, positioned between 20m and 40m above sea level. It extends to about 148 acres (60ha) excluding roads, yards and buildings and is classified by the James Hutton Institute as Grade 32. The purchaser shall within 5 days of conclusion of missives make payment as a guarantee for due performance of a sum equal to 10 per cent of the purchase price on which sum no interest will be allowed. Timeous payment of the said sum shall be a material condition of the contract. In the event that such payment is not made timeously the seller reserves the right to resile without further notice. The balance of purchase price will be paid by Bankers Draft at the date of entry and interest at five per cent above The Royal Bank of Scotland base rate current from time to time will be charged there on from the term of entry until payment. Consignation shall not avoid payment of the foregoing rate of interest.
